I really feel that I am different. I haven't always been different. In fact, I spent 5 years in this business doing it the same as everyone else. Then something changed. Let me explain. I spent too much time looking for my next client...like 85% of my time. "How am I gonna snag the next customer." Every day I would just breeze over my current clients and their respective situations and look for more clients. I am ashamed to say I didn't much care about the relationship, just the deal. Now I never lost sight of treating the client honestly and fairly, I always focused on getting the best price for my sellers and the best value for my buyers. But I spent almost no time making sure they were happy or even satisfied beyond that.
Then a light went on (only five years into it) and everything for me has changed. I have completely flipped my efforts. Now I spend 85% of my time making sure that my customers are first and only about 15% looking for the next customer. I put so much effort into ensuring that my 'customer experience' timeline is remarkable. I really focus on relationships with my customers. Because of these efforts I am happy to say that 90% of all my business is from a referral from someone I already know. It is a great way to do business.
That is just part of why I am different. I also do business substantially different from the status quo. First off my home evaluations (CMA's) are laser sharp, even though my customer's don't always take my suggestions. I take a three pronged approach to determine value rather than just one, the recent sales. I also market to an entirely different group--almost never to the general public. I know that sounds weird at first but it makes a lot of sense once I explain it, if given the chance. My system gets your home more showings.
It is because of this that I generally have a higher 'list to sale price ratio.' (2.7% higher compared to my fellow board members) and a substantially shorter 'average days on market.'
I have started a journey to be different, to set myself apart from the flock....and my customers say it's working.
