Jeff thankyou. I think it is important for people to understand your point. I just had someone call me yesterday to look at a "deal" that turned out to be pretty much like your duplex scenerio. Sometimes if it is too good to be true it probably is a big dynamite pig. That was a great grfic by the way.

Thanks - great example! It should be up to the Seller to provide docs to the RE agent showing this is a true duplex...as part of the listing...a seller's disclosure on this property might be interesting to see. There's more wrong with the property than all the details - but then at that point, you were smart to walk! The RE broker should have done some due diligence himself before he made the representations he did! Would have been a scary property to get involved with, even at that price! Thank you very much!
