As a direct lender, we specialize in the area of small balance commercial.  These are loans up to $3 MM and for the following property types:

Multifamily, mixed-use, office, retail, warehouse and light industrial.  Although we don't like to use the phrase LTV for a commercial loan, they would be typically up to 80%.  More importantly, we require the debt service coverage ratio (DSCR) to be 1.2x and up.

On the broker side, we have seen and funded basically every other commercial mortgage scenario.  We work with other instittutions that we have established strong working relationships with over the past 15 years.  This includes "Bridge" or hard money loans, both construction and for existing income producing property.
