Building - It's very important for you to know that you can choose to have realtor representation when building a new home.  The fees are paid by the builder, and I will see you through the entire process from start to finish.  Any concerns or questions that sometimes the builder can not answer, I can. 

Pre-Foreclosure - Sometimes people get into situations that can not be helped.  I understand that life happens and house payments get behind and it's hard to catch up.  In these cases I can assist with what is called a "Short Sale" on the property.  Everything is negotiated with the mortgage company, and again there are no fees to you as the seller.  It frees you from the burden of going into foreclosure and damaging your credit for years to come.

Preforeclosure Information - The Short Sale

This will allow you to sell your property and pay off your mortgage loan to avoid foreclosure and damaging your credit rating.  You may qualify if:
· The "as is" appraised value is at least 70% of the amount you owe , and the sales price is 90% of the appraised value.
· The loan is at least 2 months delinquent prior to the pre-foreclosure sale closing date.
· You are able to sell your house within 4 to 6 months. 
An additional benefit to this option is the assistance with the SELLER (BANK) PAID closing costs.
