Buyers, avoid these big mistakes homebuyers often make:
- 1. Hire the wrong realtor
a. Realtor is a family member or friend... difficult to do business with friends and/or family this is the largest investment ever made... emotions can run strong damaging the relationship.
b. Hired an inexperienced Realtor... negotiations as well as all the details to get a home to closing require someone with good skills.
c. Jump around from agent to agent.... whoever they can get on the phone shows them the house they saw...this never gets the buyer comparables in the neighborhoods they are looking in, and never gets one particular agent looking out for the buyers best interest.
d. Buyer represented by Sellers agent. It is difficult for an agent to fairly be a "Disclosed Dual Agent" without one party feeling that the agent is being partial to the other.
e. Agent does not have an automated house hunting service or does not use the service.
- 2. Wrong financing -
a. The buyer uses the "in-house" mortgage company that is recommended by the Real Estate Broker. This could cost them more money to close and a higher percentage.
b. The Buyer uses an unreputable or unknown company that promises lower everything (rate, fees, etc), but when the mortgage paperwork actually comes in (at the closing table), the percentage and/or costs are way higher. At this point the buyer must either do the deal the way the mortgage company sent it, or walk away and try and get another mortgage before the house is sold to someone else. This creates a real mess... the buyer risks getting sued by the seller, no one has anywhere to live, personal belongings are put in storage at a huge rate EVERY day.
c. The buyer gets an interest only mortgage because that is all they can afford. Buying a house for as much as possible. Only to realize later that it will take years and years to have any equity in the home at all. The amount of appreciation a home will realize is typically low, and the closing costs and commissions alone will require the owner to bring money to the closing table if they decide to sell too soon.
- 3. No home inspection -
a. The buyer either is confident that the home is in great shape, or they don't want to put out the money for one. This is a big mistake. There is a lot of things that the typical buyer will not see, that can be found in a home inspection.
- 4. Not getting a pre-approval for a mortgage before looking -
a. The buyer looks at a house, falls in love with it, and then his offer is refused because the Seller's agent cannot tell the seller that the buyer is pre-approved for a mortgage. If in turn, another offer comes in with a pre-approval... this offer will be taken and the buyer without a pre-approval has then lost his dream home.
- 5. Not investing wisely -
a. Emotions run strong when looking for a house, come up with a list of needs and wants in your home, and don't get swept up by a pretty package... that does not have what you need most.
