We highly encourage borrowers to do their research up front. It is okay to "shop" around to compare rates and programs; however we do not encourage you to "apply" with multiple lenders. This can severely damage your chances of getting a solid approval. Be careful about giving out ‘personal' information, especially social security numbers and dates of birth. If someone has this info, chances are they will pull your credit, and too many inquiries can lower your credit scores. Borrowers beware of fraudulent and illegal practices out there. There are always a few bad apples in the bunch, and you do not want to end up with one of them. We have heard too many times how a lender quotes a certain rate to start, or to "tease" you into applying, but then things change by the time they get to the closing table. Be sure to get things in writing. If rates and/or programs change, you are supposed to be notified within 24 hours from the lender and/or loan officer.

If you have applied with another lender, or have already signed a loan package AND are still in the rescission ("right-to-cancel") period, we still encourage you to contact us and let us review your situation. 9 out of 10 times we will be able to beat your existing approval by a considerable amount, thus saving you even more money. The key is here to make sure that we are comparing apples to apples, so if someone has quoted you something, be sure to get it in writing. Keep in mind that ABSOLUTE Mortgage, LLC does not originate any high-cost (Section 32), FHA, or VA loans.

We will not be beat. If you have received a letter of approval, stating the terms, program, rate, and closing costs, then fax, email or bring it to us, and we will beat it! Reasons to Refinance

Here are five major reasons to consider refinancing an existing mortgage:

  1. Decrease monthly payments from a higher fixed rate to a lower fixed rate
    Example: If the rate is 7.5% now and a homeowner switches to a 6.5% rate, he or she will save 1% on the mortgage less the costs of refinancing. On a $200,000 mortgage, for example, the savings will be over $50,000 over 30 years by reducing the interest rate by just that one percentage point.
  2. Improve monthly cash flow with lower payments.
    Cash flow may be tight after moving into a new home. Switching to an adjustable rate program where the rate is fixed for the next three to ten years could provide breathing room needed. Similarly, for those who are in a 15 or 20 year term loan, switching to a 30 year term can also increase monthly cash flow.
  3. Switch to a fixed rate program to eliminate payment changes of adjustable rate mortgages (ARMs).
    Homeowners with one year ARMs will see their rates rise as rates move up. Using programs that hold rates steady for three, five or seven years, one can refinance into a low fixed rate. Not only will that bring immediate savings, but it can protect against an even higher rise in their one year adjustable rate loan next year.
  4. Withdraw funds from the equity in a home.
    If cash is needed for home improvements, college education or to consolidate debts, the borrower may be able to refinance up to 100% of the current value of the home if it has been owned for one year or more.
  5. Shorter Loan Terms
    Probably the best incentive to refinance is found by refinancing into a shorter term loan while keeping the loan payment stable. A borrower can save tens of thousands in interest by reducing the term of the loan and can drastically cut remaining years off the term of the loan. This is a great tool for those looking to be mortgage-free by the age of retirement.
