Enough about me, lets talk about you!

Hello Everyone!

I'm an Austin Native aka "Austinite". Here are a few quick facts about me before I start telling you about how I can help you capitalize on the real estate market, in what is known as the Live Music Capital of the WORLD!

I've lived in several different suburbs of Austin over the past 24 years. If you're ever lost in the Austin area, feel free to call me! Don't worry, you're not going crazy, for some reason the city has three different names for every main road! We have to validate "Keep Austin Weird", that is my only explanation. Check out my blog to try and under this this Keep Austin Weird thing. 

I grew up in the North Austin & Round Rock area. I recieved my Bachelors in Finance specializing in Real Estate from Texas State University in San Marcos, TX.   I've been a Realtor for a little over a year now, my passion to help home buyers and sellers get the best deal possible grows by the day! I was very succesfull in my first year selling over $1,000,000 in real estate. My friends say I'm a little obsessed, but my clients tell me they love my energy and knoweledge of the market.

When I represent you in the purchase of a home, I treat your home purchase as if it was my own. Past clients of mine commonly say that the personal attention they received, as well as my determination, has helped them get the best deal possible, and it will always keep them referring business, and using my services in the future.

One of my greatest assets to a buyer is my knowledge of the local Austin market.  I'm familiar with 99% of the Austin area communities inside and out. I guess I should be after living here my entire life, right?  It's very important to me that my clients are educated on current market stats and trends in the different areas of the Austin area, that way they can make an informed decision before making a purchase. I trully love what I do and will always shoot you straight with the good and the ugly.

My greatest deal of fame for the the year was a pre-foreclosure near Lake Georgetown which I helped my clients acquire for only $180,000. The comparable homes in the neighborhood were selling for $245,000!!

One of the first questions a seller asks is, "How much can I get for my home?" I always find myself telling clients being a realtor is much like being a docter and examining an X-Ray. Either the bone is broken or it isn't. So goes the same in real estate, metaphorically speaking. Typically the seller is going to be able to get the price he wants in a timely manner or he isn't. So as a realtor I look at an X-RAY aka CMA (Comparative Market Analysis) and simply interpret the market and tell you what it says. 

So what is it that makes one realtor better than another in your eyes? You want someone with an array of expertise. From a marketing stand point I'm a perfectionist when it comes to detail. The marketing peices I create for your home are very specific and will convey information to buyers in a way that will add value in a buyers mind. Many of the marketing flyers I'll have developed for YOUR home are outsourced to a professional graphic design company. Clients say that the marketing material created for their home is like none other. Far exceeding what they have seen done for other homes, listed for sale in their neighborhood.

Successfull marketing efforts are what helps drive dozens of buyers to your home, quickly helping your home recieve mutlple offers, and getting your home sold for the highest price possible. In my experience sometimes getting above your asking price in a multiple offer situation!

In addition to marketing expertise you need someone very internet savvy. Why is this important to you as a seller? Did you know that now days over 80% of home buyers begin their home search online? As a realtor in todays world you can not rely solely on the MLS and print advertising such as the newspaper and local magazines. If your home is listed with me, your home would be advertised on dozens of big name home search engines such as Realtor.Com, AustinHomeSearch, Google, Yahoo, Trulia.com, Zillow.com and MANY more. It's important you also find someone who is a preferred realtor with those companies. I'm a preferred member with many of these home search engines and pay A LOT of money to make sure the properties I advertise are the top listing when a buyer is doing a search for a home similiar to one I have listed for sale.

In addition to these online marketing efforts, I also hire a professional photographer to take photos and create a virtual tour for your property. Statistically homes with virtual tours on Realtor.com will be viewed on average by 40% more potential buyers! 

I'm sure you hear alot of BUZZ concerning staging your property to sell for top dollar?

I have several highly qualified people in my network that can stage your home professionally. It's been statisically proven that professionally staged homes will sell quicker and for more money!

I do realize there are many realtors that try to do this personally for their clients. From my experience, a realtors job is to interpret the market, we bring everything together collectively and market your property. As is life, you do one thing and do it well! With that being said, you can't be both a full time realtor and home stagger. Which is why I outsource these jobs to the professionals!
