Choice Title, Inc. has been owned and managed by Sheila Bonnette since 1989. We currently have 6 offices and employ an average of 30-35 employees year round. All employees are trained and qualified to provide superior customer services, both before and after the sale. Flexibility is the main focus of Choice Title, as we believe that our clients should not be overly inconvenienced during the stressful period of buying or selling their homes.
Our closing process is unique in that each department is specialized in a specific area, offering to our clients an excellent quality of service, skill and knowledge. When your contract to Sell or Purchase has been received by Choice Title, a file is opened and all parties are contacted to verify the contract information. The title is then researched in the public records of the appropriate parish and all problems such as liens, judgements and mortgages are cleared before the closing takes place. In addition to the utilization of the latest computer technology and internet packaging, our personnel work diligently to insure a smooth, worry-free closing for all parties concerned.
We will schedule your closing at a time that is most convenient for you, with late hour and weekend appointments available. Our personnel will review all closing figures, insurance coverages and special conditions prior to the closing appointment, in order to address any questions or concerns before you arrive.

  The Closing ProcessA closing transaction involves many steps, which range from simple to very complicated. Outlined below is a basic overview of the process.
- Contract to Sell/Purchase is received
- Verifications of receipts are faxed to Lender and Realtors
- Purchaser is called to confirm receipt of contract and to obtain personal and insurance information
- Seller is called for payoff and personal information
- Title abstract and flood information are ordered
- Payoff requests are faxed out
- Loan payoff is received
- Abstract and exam are completed and reviewed
- Survey is ordered (if needed)
- Title commitment is faxed to Lender
- If title problem exists, notifications are sent to Lender, Realtors, Buyers and/or Sellers
- Title problems are cured and cleared
- Refax clear title commitment to Lender
- Order flood elevation certificate (if needed)
- Call Realtors for commissions, termite inspection, and terms
- Order termite inspection (if needed)
- Call Realtors and Lender to schedule closing
- Receive loan package from Lender
- Prepare HUD and fax to Lender and Realtors
- Contact Purchasers and Sellers for final review
- Prepare closing documents
- Type loan packages
- Closing occurs
- Lender funding is verified, deposits made, and expenses are paid
- Lender package is sent out
- Documents are sent out for recordation
- Title policies are prepared
- Final package is mailed to Purchaser
- Lender’s final package is mailed
- Mortgages and liens are cleared for public records

Property Insurance What Every Purchaser Should Know…
When purchasing a home, insurance should be a priority. We will address some questions you should ask when obtaining quotes, what you should be looking for when comparing rates and why you should purchase insurance in packages.
Let’s start with homeowner’s insurance. Most buyers realize they need homeowner’s insurance, but are not sure exactly how or what it covers. Some questions you should be asking when calling for quotes are as follows: Does the policy have open or named perils? Open means all causes of loss are covered unless specifically excluded while named perils cover only those listed. Are the building and contents covered at replacement cost, meaning losses are not depreciated? Are all reports, including those run on you and the property, being pulled prior to giving you the quotes? This question is extremely important since some companies will actually write the policy before all reports have been obtained, causing the company to come back and cancel coverage AFTER you have gone to sale!
Once the initial questions have been asked, make sure to compare similar coverage details on all obtained quotes. Top priority should be to acquire the correct amount and type of coverage to fit your needs.
Now let’s discuss the flood insurance. As you probably already know, if you are in a mandatory flood zone, the mortgage company requires you to carry flood insurance, which protects your home from rising waters. However, if you are not in a mandatory flood zone, peace of mind can be acquired at reasonable, prepackaged rates. Being in a non-mandatory flood zone does not guarantee you will not flood!
When an agent advises they will be running an insurance score as part of their reports, it means they are trying to place your insurance in a preferred company, which has lower rates compared to a standard company. Most preferred companies write insurance in packages giving the client more discounts and good standing with the carrier. Also, with one agent watching your entire account, they can make better recommendations for you as you experience different stages of life.
So keep an open mind and always explore your options – just remember, ultimately it is you who determines how your family will overcome potential losses!
