AVOCET is a community of 95 detached homes in AVIARA, perhaps the premier area of Carlsbad, anchored by the Four Seasons Aviara Resort (read more about AVIARA), just a couple of miles inland from the ocean and east of the freeway.
If you are interested in Carlsbad homes for sale for under $1,000,000, this may be the community for you. On the east edge of Aviara, off Aviara Parkway and about 1 mile from the Four Seasons, Avocet offers an attractive, well-groomed and lush neighborhood within walking distance of the Aviava Oaks Elementary and Aviara Oaks Middle schools. Aviara itself is a residential community, so other than the Four Seasons you will not find any stores or restaurants. The resort, however, offers a number of opportunities to dine and to shop, and of course you can play golf and enjoy their spa when ever you wish (for the normal costs, of course). But do not fear - given the location, there are many amenities nearby along El Camino Real (which is to the east and borders the La Costa area of Carlsbad)in Carlsbad and Encinitas.
The Batiquitos Lagoon is located here as well, and as a wildlife preserve offers terrific opportunities to walk or run along the trails and to enjoy the birdwatching. The preserve borders the Aviara Golf Club which has wonderful views of the surrounding hills and the lagoon. The Argyleis the Four Seasons Restaurant located at the Club (separate from the hotel itself located high on a hill) providing elegant and sophisticated dining indoors and out with appealing views of the golf course and the lagoon beyond. A tranquil place for lunch or dinner any day.
Currently homes for sale in Avocet range in the mid $800s to the mid $900s. As of this writing (May 1, 2007) there are 3 properties available, all offering 4 bedrooms and 3 baths. The home pictured above (right) on Blackbird Circle is priced at $945,000. Homes in general range from 2200 to 2800 SF and most are two story, although not all. Construction began in 1991 but some homes were built in the late 1990s. Many have attractive views of the neighborhood, the nearby canyon or of the Batiquitos Lagoon.
Buyers can expect to pay HOA fees as well as Mello Roos. There is an association here and the community is managed by the A.McKibbin and Company, a property management firm that manages a number of other prestigious neighborhoods in Aviara and elsewhere in San Diego. |
