Friends ask hows the market?  and how are you doing? Maybe both questions are rhetorical but they ask. If you don't have the horse power to throw money around in your marketing budget, my good friends here have allows me to run with their (free or low cost) suggestions, and active rain itself has given me face time and world wide web recognition.

We all grumble at the media, But lets face it the strong will survive and we can't control the negative spin and "the news business".But we do control our own business, livelihood and how we conduct ourselves in public. I'm pretty sure my clients don't want to hear me whine, they want me to tell them it's a good time to buy so they can feel good about that decisions.

Kudos to people in the rain, As I read free tools for Realtors, S.E.O. & Blogging, and featured blogs I become flush with thanks, where else could I find this level of quality information for free. The week in review keeps me up-to date, the comedy groups keep me cheery, and the friendships I have developed keep me connected with Realtors across the country.

Moving on from here, I can't say this enough we all benefit from our groups collective knowledge, those that choose to join want to share and have taken a steps to survive in the real estate industry. When people I know in the business say "I'm thinking about doing something else", I say I decided long ago I love my work and I am think about how to stay. Active Rain has helped me understand that our bright and ambitious members want to help clients, and by helping this Network they can further their own career and help their clients with new  tools and referrals they can trust (at the same time). We are saying let me help and connect with you and you can do the same for me (and us collectively).

What questions do you have that you were afraid to ask, The greatest benefit of all, is we can search for an answer without everyone knowing we had to ask. When I read a post but don't make a comment don't think I didn't get something from your wisdom. So thank you: Gary, Brad, Bill, Jason, Anne, Val, Sharon, Fran, Laura, Bob, Monica, Shannon, Jerry, and all that contribute to our collect success, sometime you just need a boost to reach the top.

Happy to be in the rain, and staying afloat.. thanks again to my friends, who I now consider colleagues.

Bravo ActiveRain, Bravo.  Thanks for the reminder Steve.  There is such a wealth of information here, not to mention the inspiration shared by so many in the Rain!  Thank you!!!

very thoughtful. i agree....perseverance is he key here. We will get through these trying times.

10/13/2008 11:25 AM by Melissa Breeland (Residential Mortgage of SC)

Laura, I am truly thankful for the technical knowledge that many brighter than me have shared and gut as thankful for the humor when the occasional dark cloud pass over. But I suppose it has to be a little dark for it to rain. Thank you personally for the funny stuff you write. Steve

10/13/2008 11:37 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Melissa, I read the word perseverance as more than just keeping your door open, anyone with a little savings can do that.. but actually moving forward with good ideas to grow our standing in the community we serve. Not just at home but as real estate professionals. Thanks for your kind thoughts. Steve

10/13/2008 11:42 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Thanks for the reminder!  I do think that the more I look for positives in my local market, the more I find and the more I am able to find new (ready, willing and able) home buyers.  I know this period is just going to make me a better agent when it is a seller's market again.

10/13/2008 11:45 AM by KERRY LUCASSE - Your Intown Atlanta Real Estate Consultant (Keller Williams Peachtree Rd)

Kerry, Good for you and I hope in some small measure you have taken away a few ideas you found on Active Rain. People that want to just get through this market are missing the opportunity to grow as some fade away..you can pick up market share in a soft market and be way ahead upon the recovery. Steve

10/13/2008 11:50 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Where else could a person get to know someone so well as to call the a friend and have never even met.

10/13/2008 12:47 PM by William Feela Owner/Broker North Branch,MN (Whispering Pines Realty)

Bill, You are among the mentioned few, but so many more are out there and to-date I have made over 3,000 comments on peoples blogs, and received about 2,500 on ones I posted. I haven't talked to my neighbor that much.. so colleagues or friends they mean the same thing to me. Thanks for all the funny stuff you put out in the rain. Steve

10/13/2008 01:19 PM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Steve  - I couldn't agree with you more.  I have found more support in my business to be the best I can be here on Active Rain than anywhere else.  Plus the resources (although overwhelming at times) is tremendously helpful!

10/13/2008 01:31 PM by Jessica Bigger~Eureka CA Historic & Luxury Homes (Ming Tree GMAC Real Estate)

Jessica, It takes awhile to find your way around but there are some great groups on the Active Rain Site, I checked out your profile.. try the blogging & S.E.O. Group sometime they have wonderful content on good advice. Good Luck see you in the Rain!! Steve

10/13/2008 01:53 PM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Looking for the positives all the time will find them and for those that choose the negative route they will always find them. I like your idea better.

10/13/2008 02:48 PM by Terry Westbrook ~ Realtor(R) Grand Rapids Mi Ada/Cascade Real Estate (Five Star Real Estate, LLC Grand Rapids , MI)

Thanks for that tip Steve - I will definitely check that group out.  Thanks again!

10/13/2008 03:56 PM by Jessica Bigger~Eureka CA Historic & Luxury Homes (Ming Tree GMAC Real Estate)

I agree as well. This, by far, is the greatest real estate site I've ever come across.

10/13/2008 04:40 PM by Trunda Rogers, Richardson Realtor (Summit Realty & Mortgage)

Terry, I try to not to listen to the negative, it's to easy to be swept out in that conversation. I feel we only has so much energy to produce results and if you spend time on the negative you'll have less time on the positive or growth. thanks for your comment. Steve

Jessica,  To Quote one of my favorite James Taylor songs "That's why I'm here".. Steve

10/13/2008 05:23 PM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Tundra, The only thing that bothers me about the site, it has grown so much there is no way to read everything there is read, I would have no time to actually work at work.  Steve

Our team leader recently had us perform a very sobering exercise which included listing all the great things about being in real estate and another list of all the things we couldn't do if we had a standard 9 to 5 job. When I think of those two lists, Ain't no way I'm going to quit!  :)

10/13/2008 11:19 PM by Lynn Krogseng (Keller Williams Premier Partners)

You hit it right on the head; thanks for the great article:)

10/13/2008 11:49 PM by DJ Swanepoel (Real Estate Wiki)

OMG, I am asked that all the time, quite frankly I am swamped.  To most people's surprise, I never have enough hours in a day ever.  Don't get me wrong half of my listings are short sales, but I can't complain!!!!!!!

10/13/2008 11:49 PM by Tatyana Sturm, Realtor (Exit Realty DTC)

I love how active rain members share ideas. I learn so much from reading the blogs!  And they help lift my spirits as well!

Steve ~

I just spent a wonderful four days in Conway.. stayed at Luxery Mountain Getaway near White Mountain.  What a beautiful state you have!  Thanks for the post.

10/14/2008 04:52 AM by Retha Arrabal (Doug Ashley Realtors, LLC)

Steve... I have found more support here than anywhere else.  It seems locally most want to stab you in the back.. here on the RAIN people are out to help and guide.  For a website where you can find new tools, get assistance and opinions at a drop of the hat.. there is nothing better.  Thanks for the post.... and congratulations on the gold star feature.

I agree 100%!  Many Realtors don't have people to learn from, they are just wandering around, not really knowing what to do.  Whatever information you could possibly want is right here and if you have a question, all you need to do is ask and someone will answer it for you!

Lynn, That must have been a revealing exercise, I find many of those sales exercise kind-of cheeky, but it seams that one, really made you think about what flexibilityyou would loose, if you did something else. Thanks for sharing, I hope other offices ask that very question of their agents. Steve

10/14/2008 07:02 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

You are so right on. I have yet to search for an answer and not find it. I hardly can wait to get back in the rain it's like visiting ole friends.

This is a very nicely written post and expresses so nicely what many of us have come to experience with Active Rain.  It is a great experience and it is incredible that many just don't get it!  In these more challenging times, it is great to have a place to go to learn, grow and interact with "colleagues".

10/14/2008 07:06 AM by Joan Whitebook, ABR,e-Pro,CEBA Southern New Hampshire (Buyer's Option Realty Services)

There are blogs you can always look to for a "kick up" and those you know are going to be whiney, whoa is me....UP is better...more fun...more prosperous...love it...Enjoy the rain...

10/14/2008 07:08 AM by Sally & David Hanson Realtors WI Residential-Commercial-Short Sale (First Weber Group)

Tatyana, If the public knew that in some sectors and regionally there are pockets of robust activity, maybe they would stop stalling a home purchase where they are. As the market picks up the best values will disappear, and those that think waiting for the bottom will benefit them will miss the opportunity to buy a suitable property in the neighborhood they have had their eye on. We have to counter act the negative media, and inject some reality. thanks for commenting on my post. Steve

10/14/2008 07:09 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Jean, My choice of topic for this post was for that very reason, I benefit everyday from the knowledge members of Active Rain so freely share. I also just need a chuckle now and then, and it seams to mean more when it comes from someone in my shoes. Thanks Jean..this is a great time to gain focus, and encouragement from our peers. Steve

10/14/2008 07:13 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Happy to be in the Rain......how true.  The benefits to us are huge,,,,,,wouldn't you think that every agent out there would be a member?

10/14/2008 07:18 AM by Diane Bell, Hilton Head Real Estate, Bluffton (Charter 1 Real Estate, Hilton Head, Bluffton, SC)

Retha, If you get up to the White Mountains again, let me know. My office is a half an hour from Conway, I'll buy you a coffee and give you the tour of the place I love living around. Thanks for visiting and spending time and money in New Hampshire's Economy. Steve

10/14/2008 07:18 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Steve, I can't agree enough about the value of the friendships and the knowledge available here on AR.  Heck you can just come for a kick in the motivation, or a good cry, but I've actually managed to learn about SEO's, widgets and the benefits of social networking from some of the top minds in our profession and the subjects you can learn about are limitless!

10/14/2008 07:24 AM by Cat Zwicker-Grant, P.C., your Central Oregon Real Estate Professional (Desert Sky Real Estate, LLC)

Val, Members as a whole, are so willing to share tips and tools that work. This saves so much time on the trial and error process, let someone else fail before they find what succeeds and then tell me what works I'm not shy and will be happy to run with your winning secret. P.S. thanks personally you have such a good friend from the start. Steve

10/14/2008 07:25 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

David & Lisa-  The two things I know about real estate are product knowledge and the latest information is what separates one agent from most of the others , Active Rain help with a leg up on both counts... I'll be seeing you in the RAIN.. Steve

Charles, Agents that don't ask questions are doomed to failure, some are too embarrassed to ask.. these are ones that guess and are wrong half the time. What a great site to seek competent advice and know when you compare notes you have more than one good answer to choose from. Thanks for your comment. Steve

Joan, Although we have never met, I do consider you a colleague. Not only do we practice in the same state but both have seen the regional market changes and still obviously love what we do for our clients...and what we do for a living. Thanks again. Steve

10/14/2008 08:26 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Sally & David, I read someones post recently that said it takes less muscle to smile than it does to frown, then why don't we all defend the positive and stop going along and adding to the negative conversation, because it's more difficult to defend than it is to go along. thanks for reading my post. Steve

10/14/2008 08:30 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Diane, Thanks for commenting If I could choose my second favorite place to be (besides in the White Mountains of New Hampshire) it would be on a golf course in Hilton Head, I'll look you up the next time I'm there. Steve

Cat, Knowledge is power, those that have it and use it wisely will do very well. That's what scares me about the FBI & CIA, glad I'm on the same side..But I do hear a strange buzz in my phone now and then. Steve

10/14/2008 08:37 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Steve,

For me the key point in your comment was "Active Rain has helped me understand that our bright and ambitious members want to help clients".  Helping clients is what we pledge to do by agreeing to abide by the REALTOR Code of Ethics.  In times of market stress such as we are experiencing now, providing support to each other to remember our purpose is invaluable.  Thank you for reminding us all that taking care of our clients is our number one priority.

Steve ... you are right about AR being so many things to all of us!  pippa

10/14/2008 09:53 AM by The Woodlands Texas Real Estate >>Spring Homes Pippa MAC (Remax Realtor, The Woodlands and Spring)

Margaret, I do feel it's akin to a doctors oath.. first do no harm. You are right it's easy when desperate to let down the ethical guard.  If we do that we get thrown in to the Car salesmen mentality. I read a blog that said starting down the wrong path leads to acceleration like a snow ball, this post went on to say if you are willing to LIE, then you are willing to CHEAT, once there you become willing to STEAL. so ethics play a larger role in a soft market. Thanks for your comments, I hope others take note. Steve

10/14/2008 10:23 AM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Pippa,  Social net works are fine and dandy, but more can be learned here and used in our career than any other blog site I have ever visited. Thanks for the comment, we are all in this together.

I echo your sentiments. Just yesterday i saw a new REO listing with some terms i had never seen. Where did i go? Searched AR and found a couple of great responses that helped inform me. Love the wealth of knowledge and experience that gathers on AR.

You have said it so well my friend, so much available here in the rain. Soak it all in and let's thrive together

10/14/2008 11:51 AM by Michael Eisenberg, Bellingham Realtor (BuyerTours Realty)

Ronnie, I do feel there are terms and description used in other parts of the country, that I am not aware of. I read a post just the other day about a buyer making multiple offers at the same time, this just isn't done where I am, but it gave me a new perspective that I wouldn't have found anywhere else. So you can teach an old "DOG" like me  some new tricks.. Thanks for your comment. Steve

10/14/2008 12:13 PM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

Michael. The learning curve on this site is pretty easy, no one wants you to fail, and all that are members I have spoken too are willing to help and or advise. It's funny the only time a see a curt comment is when a non-member feels like leaving a pile of Doo-Doo on someones door stop. One other thing with so many group 4,000+  I have found looking at what members I have something in common with helps me seek out the groups match my personality. Thank you my new Friend ..Steve

10/14/2008 12:18 PM by Steve Loynd, Alpine Lakes Real Estate Inc., Loon Mt, NH.

The Rain is an excellent  place to find information for others in the market who may be struggling to find their niche. It's great that you are using that information as resources to better your business. Hang in there, the market will return shortly.

Active Rain has given me so much information.  It is amazing.  I think those on the AR network will not only survive, but thrive in this market.  Steve, I really enjoyed your comment on my Working for Wine post.  That was funny!

Thanks Jen,back to your blog I am constantly asked to do a freebies don't shun them too much. Show you are good at what you do and people wouldn't ask you to do it for free next time. Steve

Steve,

Times are tough for so many of us here in the Rain but with the support we get from one another we ought to make it until the sun shines bright again. That's what it is all about.
