 Dutchess Village is a mature and affordable neighborhood in the center of Cary, NC.  Dutchess Village is situated off High House Road, with the entrance just across from the Edgehill Farm entrance.  Access to the neighborhood is from High House Road, or through Oakwood Heights on Howland Avenue.

Raleigh and NC State University are an easy 20 minute commute.  The Research Triangle Park, "RTP," is about 25 minutes.  Heavy traffic can lengthen either commute.

The neighborhood was originally developed in the mid-1980's by BTD Corporation.  Dutchess Village includes 149 pleasant 1.5 and 2 story homes, 12 cluster homes, and 34 townhomes.

Typical single family home amenities include 3 to 5 bedrooms with home sizes ranging from 1500 to 2700 square feet, 1.5 to 3 baths, beautiful .2 to .4 acre heavily wooded lots, some garages, natural gas or electric heat pump heat, and a suburban cul-de-sac street development.  Single family home sales fall in the $200,000-$250,000 range.

Townhomes offer brick fronts, wooded settings, walk-up attics, and exterior maintenance.  2 bedrooms and 2 or 2.5 baths are typical.  Townhome sales run $130,000-$140,000 average.

Dutchess Village has a Homeowners Association, with HOA dues set at $155/month for townhomes with exterior maintenance included, and $15/month for cluster homes.

I live in this development and it is just as pleasant as it looks in Mike's pictures.  It is a throw back to the days when folks watched each other's children grow up and had neighborhood bar-b-ques.  We still do!
