First Time Homebuyers have a lot to learn and  sometimes may feel overwhelmed at the terminology and all the questions, answers and choices they have to make.  This is not a reason to turn back from your mission to buy a home for your family.  I know lots of times first time homebuyers do give up the search for reasons such as this. This is where your Realtor comes in.  After you have interviewed and found the real estate agent that you can work with, that you can Trust, begin your search and do not turn back.

Home ownership is the best way to gain wealth.  The average home owner will move in about 5 years. That means you get to do this all over again.  Many of the reasons for selling and buying again are job transfers or the family out growing the current home.  The second time will be easier because you have learned so much the first time.

Remember first time homebuyers, even if you don't get it all right the first time around, you will probably be OK.  Homes generally increase in value and you would be renting and not receiving anything in return.  There is not a house built that will have all the amenities at the price you want to pay.  Take the closest thing to it and be happy.  You will probably be selling it again in about 5 years.  Use this one as a first step to the home of your best dreams.

Educate yourself and be wise in your decision to buy, but BUYDon't put it off indefinitely.  You need to make that decision to start building wealth today and providing a nice place for your family to live.  The benefits of home ownership far out weigh the responsibilities.

Hi Ricki... this is excellent advice that everyone thinking about buying should pay close attention to.

Thanks Steve,    It is easy to get diverted when it's hard to do something like this.  You and I both know buying a house is worth the effort!

09/07/2008 05:27 PM by Ricki Eichler,GRI, your Texas Hill Country connection (Hill Country Estate Properties)

Ricki, We were average home buyers for the first 20 years of our marriage.  I'm happy to say we are no longer average and have been in this home going on 12 years.  Good information.

09/07/2008 07:46 PM by Marchel Peterson Spring TX Real Estate E-Pro ABR (Results Realty)

Good for you Marchel,   I guess I'm still average or I just like moving. :)  I have moved from house to house so many times upgrading that I think I now like to do it.

Ricki - We have lived in our home since, ummm, I believe 1976 can't remember for sure since it has been so long. Good things realtors don't depend on us to earn a living. I agree with everthing you said, the key is find a good realtor to guide you through the process.

09/07/2008 10:42 PM by Carl & Ceil Winters (Complete Inspection Service, New Braunfels, Texas 78133)

Carl,  You and Ceil are definitely not average but many people used to stay in their homes for a lifetime.  That is not the trend these days but with gas and the economy like it is, it may return to this.

09/07/2008 11:42 PM by Ricki Eichler,GRI, your Texas Hill Country connection (Hill Country Estate Properties)

Howdy Ricki

It's very true if the buyer does need to have a good Realtor to help them through the process, of finding the homes to look at, and help with finding out about things of the home from the listing Agent.

Yes Dale,  they do.  Sometimes they get afraid or just tired of working the process and give up trying to buy a home.  That's a mistake.  They should keep trying.  It is worth it in the end.

09/07/2008 11:54 PM by Ricki Eichler,GRI, your Texas Hill Country connection (Hill Country Estate Properties)

HI Ricki,  A fellow agent I work with described it like this and I have adopted his phraselogy...  "Lets find your ALMOST PERFECT home and you can make it your perfect home as you live in it".  I found that to be wise advise and alot of buyers see the validity of it.

09/08/2008 07:30 AM by Gail Tassey (Keller Williams Realty)

Gail,  That is a wise saying.  I like it, think I'll try that too. :)

09/08/2008 09:37 AM by Ricki Eichler,GRI, your Texas Hill Country connection (Hill Country Estate Properties)

Ricki - There is a home for everyone out there. With someone to guide them through the process (which may take time), finding the right home, location, lender it can beome reality. It is not easy . Home ownership has been the backbone of this country and it will continue but has to be done correctly and thinking long term.  (Ceil)

Hi Ceil,   Home ownership is what makes our country different from other countries.  The American Dream, how wonderful it is.

Hi Ricki, Great advice for first time home buyers.  Now is a great time to buy!  I like what Gail said about the perfect home.

09/11/2008 08:21 AM by Shirley Parks San Antonio Real Estate & Luxury Homes (RE/MAX Realty Advantage, San Antonio, TX)

Great post.  I always try to explain these things to first time home buyers, and I can usually get through to them, unless there's a parent talking in their ear.  I've had several buyers ready and willing to buy, and then a parent talks them out of it.  We need a class on how to cut the strings...

09/12/2008 09:02 PM by Donna Harris, ASP (Re/Max HiNet)

HI Shirley,    Yes this is a great time to buy.  People can take advantage of prices being a little softer than usual and what Gail said is great.  A good way to get people to see reality.

09/13/2008 10:31 AM by Ricki Eichler,GRI, your Texas Hill Country connection (Hill Country Estate Properties)

Hi Donna,    LOL  A class on that would be terrific.  However, we don't want them to cut the strings on the down payment assistance so many parents provide :)

09/13/2008 10:33 AM by Ricki Eichler,GRI, your Texas Hill Country connection (Hill Country Estate Properties)

Hi Ricki - Sometimes it is REALLY hard to get them to get off the fence.  Then you work with them & they up & change their mind.  It's scary if you haven't done it before but our job is to educate them to make sure they are making the best decision for them.

P.S. - thanks for stopping by.  KM

09/13/2008 10:50 AM by Kristin Moran ~ San Antonio, Texas ~ Real Estate (RE/MAX Access )

That's right Kristin,   It is an educating process.  The faster and better we can do that, the better our business will be.  It doesn't always work out though :)
