I have a Realtor client that I have worked with for years, and they hate short sales. However, here in Sacramento they are a large part of the market. I've told her about Active Rain, and told her that I would put a request for a company that can help close a short sale.
I know there are companies that promise that if you obtain the short sale listing, they will help facilitate the short sale: negotiating with the loss mitigator, providing required paperwork, and communicating with the lender to ensure closure.
Does anybody know of a company that fits the aforementioned description that they would recommend here in Sacramento (or through the internet). Any insights on what to look for would also be great as well.

Keep in mind that short sales account for about one third of the market (depending on location)... But Short Sales account for almost none of the actual closings. Nation wide the closings of homes in contact (not all that are listed) the closings are less then 10% actually close escrow. Here last month it was 8.4% and the nation wide is in the 7% area... When you count in the listed ones in os about 2% that will close of all listed. If you only closed 2% of all loans you touched you would hate them too!!!

I've heard similar information before, and I suspect a lot of this has to do with the fact that agents don't know how to handle short sales. Short sales were around back in the 90's, but many agents don't remember or weren't around. Furthermore, the banks, in order to minimize their losses, aren't hiring high quality people to work the short sales. Lastly, I suspect the sheer volume is overwhelming. I certainly see the reluctance to do a short sale, but you have to take advantage of opportunities when presented. If you have some experts to help the process, it would make sense to see if you can improve your chances of closing the transaction.
I hope you didn't interpret my post as demeaning the agents. I'm just trying to help her out, since she showed me some files that were short sales: a forest went down to make all the paper included!
