Tomorrow, Sunday April 1, I'm going to be on the Tom Kelly Real Estate Show talking about Real Estate Blogs.

We've all talked about blogging with each other.  Not sure how the On Air discussion will go when the topic is raised to a consumer audience.  Have no clue what Tom is going to ask me and I've never been on the radio before.  A little scary.  Even if I did know what Tom was going to ask, I wouldn't be able to guess what the people calling would have to say.

The details are here in the post I did for Rain City Guide.  It airs live on the internet link at 11 a.m. PST and looks like it will turn into a podcast thereafter.

Thanks Everyone.  The "Listen live on the Internet" link is in the Rain City post.  The podcast link is there too, but the podcast gets produced and entered at some point after the show.

Hi Ardell,

Well, I now have the opportunity to give you some advice after all of the advice you have given me. 

1. Forget that you are on the radio.  You are just having a conversation one-on-one.  The callers are more like the folks you meet at a chamber mixer, they drift in and out but the conversation is still basically one-on-one.  I know that sounds somewhat simplistic, but really, the only difference between this conversation and the ones you have had every day of your speaking life, is that this time you are pretty likely being overheard. 

2. Remember, they have invited you because they value your information and your opinion.  This is just another seller presentation when you get right down to it.  You have the knowledge, experience and know-how and they don't.  That's why you are there.  To share what you have (like you always so willingly do and have done for me in particular and for others in the online communities you are part of).

3. Don't touch the microphone.  Those puppies are super sensitive and the slightest brush can sound like an explosion to some poor sound engineer who is keeping everything "nice and pretty" for the listeners.  I know this is another bit of somewhat simple advice, but I am sure you have seen and more likely heard, the horrendous results when someone, say a seminar speaker, continually grabs the mike to state their case.  The best thing to do is to find out where it is and then forget it is there.

4. Its radio, not TV so dress comfortably.  I am not suggesting that you show up in your flannel jammies, but wearing clothes that you feel good in and that look nice enough will help you to remain calm and comfortable during the conversation.

5. Unless you get queasy when you are a bit nervous, eat a little something before you go on.  Nothing will throw your game off faster than a rumbly tummy. 

6. Grab a small sugar or honey shot about 10 minutes or so before you go on.  Energy when you are performing is a good thing, a very good thing.  When I have an audition or a show, I grab a honey stick (those plastic straws filled with the stuff that you find at farmers markets and some health food shops).  Because honey is (gross alert for those that did not know this already) predigested, it sails through your digestive tract and hits your blood stream pretty darn quick.  You can also use it to sober someone up rapidly, but that's another story for another blog...  Anyway, that extra shot of sugar won't be enough to make you giddy, but it will put just a bit more spring in your step and "pop" (also a good thing) in your voice.  If you don't have honey sticks or time to get them, grab a packet at Starbucks.  Straight sugar will work too, in a pinch but honey is better. 

7. It's not like court, it is perfectly ok to elaborate.  If you talk like you write, I am sure you have nothing to worry about.  Remember, you are the expert, the teacher, the Realtor... They are the novice, the student, the client.

8. Have fun! I am sure that you will do wonderfully! All the skill, talent and personality that makes you a shining star in the Blog world and the Real Estate community at large, will make this a wonderful, entertaining and educational experience for everyone involved. 

In closing, I shall offer you all of the good wishes for a successful performance that I know: In Boca Lupo (which means in the Mouth of the Wolf in Italian, weird, huh?) Toi Toi (don't know what that one means, but if it is good enough for Placido Domingo before a show, it's good enough for me), Merde (French and means, well, if you are a dancer, it is what you say... just trust me on this one...) Break a leg (which actually means take a bow not harm a bone, but I digress) and finally GOOD LUCK!

It wasn't too bad, but before we went on air I kept switching my contact lenses thinking they were in the wrong eyes.  Nope.  I couldn't see straight.  Must have been an anxiety attack.

I think it went OK.  I'll know better when the podcast comes out tonight or tomorrow.  I'll post it here and we'll listen to it together. 

When you are doing it, you just open your mouth and stuff comes out.  I don't remember what I said, but those who heard it live said it worked out just fine.

The honey in the bear works just fine.  There is about a teaspoon in one of those straws so that is about what I use.

I am looking forward to hearing the podcast.  I tried to listen in today through the computer but it just wouldn't work for me.

I am glad to hear that you survived.  I had no doubt that you would be great.  Sorry that the information did not reach you before you went, but you can use what ever works for you on your next appearance.

By the way, I received another "featured post" designation.  How does that happen?  How does a post get to be featured?  If I find someones work that I am inspired by can I nominate them too?

I feel like I have been around forever but it has only been a couple of days.  Amazing...

There was only one "on topic" caller and I think they squeezed in three callers.  I am getting emails from those who didn't get On Air. 

For everyon looking for the podcast, the station has the wrong podcast up for 4/1.  I  emailed them about it.  Hopefully it will be up soon correctly.

Thanks for calling Margaret.  You really bolstered my confidence.  I'm not nearly as nervous...but I think if I do a 1st time buyer program in May, I'll bring a lender with me in case the questions get too loan oriented and in depth regarding loan processing stuff.

I loved doing the Podcast for Inman where four of us answered questions.  Being the only one to have the answer besides the host was a little too scary.  I'm bringing backup next time.
