I hate getting a new computerI think this is the longest I have gone without a post since I began blogging on Activerain in Dec 2006.

Not sure if it was burn out from all the localism posts, I was trying to do or maybe trying to learn Vista and Office 2007, and getting all the files transferred over to the Sony.

I just hired a new assistant, and after having Betty for 10 years, there has been a lot of training to do getting my systems up and running with her.

However, I'm excited!

 

 

If my business was not systematized, I would be in a mess. A system is just recording what you do over and over again so no stone is left unturned. We are tweaking some things, and adding some new ones.Millionaire Real Estate Agent, full of systems to grow your business

Colleen will be handing all the Buyer Agents transactions from contract to close. This is new. In the past all the Buyer Agents showed the home, wrote the offers, negotiated the offers, set up inspections, attended inspections, negotiated inspections, talked to the lenders, removed contingencies and set up closings.

The reason I have added this new system is because the Buyer Agents were getting bogged down in the details, and the leads registering on our web-site were getting neglected.

As an advocate for my PPC Campaign which I know most of you, don't agree with, it works for us. 42% of all our closings this year are from the internet.My PPC campaigns cost a bundle and the people that find us there must be followed up and taken care of. A phone call ASAP is critical as we all know the consumers are on lots of web-sites. Connecting by voice and building trust is the best way withing a few minutes is the best way to convert them into real life buyers. 

Missy Caulk TeamNAR has reported that the first person to contact the buyer usually ends up working with them. We want to give our clients the best service, they deserve from start to finish without neglecting the new prospects.

My lender, Maria Labie reminded me yesterday, Michigan has 4 seasons, Winter, Spring, Summer and Fall. We are now into the fall season where old things pass away and it is time to start a fresh.

Finally, one other new thing we will be doing is being coached by Katerina Gasset on our Expired Listing Niche. I have never gone after expired listings in my 14 years as a Realtor, but after reading so much about it here on Activerain, I am excited about taking on this new endeavor.

Nothing wrong with PPC.  I did it for about 5 years when agents were in my company and I had more control.  As it is now, referring everything out, PPC leads MUST be serviced and quickly. 

I work hard on SEO today to bring in Google leads without PPC so if I have to let a buyer go because I don't have a referral agent available, I just let it happen. 

With PPC, you have to have good control.

You've got a good system going.  Good luck with the Expireds.  That's good business.  You know from the outset that you're working with a targeted market.

Hello Missy, I've felt a bit burned out as well. Being a roving reporter and trying to boost the business, plus getting systems going (must be in the air). There just are not enough hours in the day. I am determined to go digital and quit carrying all this junk around....only my cameras! LOL!

WOW Missy:  This was helpful on a couple of points.  First - it would be amazing (and probably overwhelming) to follow you around for a day :-)!

You have so much going on - I have a lot of ideas and know an assistant would definitely take me to the next level but $ is a concern.  I now you have to spend $ to make it and the old addage "which comes first--the chicken or the egg".  RE/MAX has further improved their "Leadstreet" and I often get phone #s and relunctant to call (I do great follow-up email).  So, your comment forces (LOL) to get in action.

Also, I want to start expireds - so thanks for the links to read.

Good luck on the expireds- I'm sure you have the right coach for the job there in Katerina. Completely agree with you on the PPC.  My current company has been doing that for 7 years and about 4 years ago realized the increasing sense of urgency and invested in a VOIP system with a designated 800 line for each of the agents so they could also track the leads better from their advertising and attend to them right away.

Missy- Sounds like Fall has really brought you a lot of "new"....I think you will do well with the expired's.....with everything you have to offer.  I'm just surprised that you hired a Coach as this is really one area that I believe you would intuitively do well in. With all your skills I think you'll overwhelm them with what you bring to the table.

Rebecca and Lenn, thanks for the PPC comments, I know we are in a minority here, but that's OK, I learn a lot here but the proof is in the pudding.

Justin, I'm learning something new EVERY day, and I like it. all but the categories. In the past I categorized everyone but titles, now it is in colors and it didn't import all 3500 contacts in with any of their categories. Any suggestions on that one?

Kathy, I could have written one, but why re-invent the wheel? In reading Katerina's success I'd rather hire her. Just like eventually I could have learn to set up WP.org, but I hired Brad Carroll.

Stacey, be glad to do a webinar. Just let me know on what. Yea, go ahead and change my photo, but his is from a snap shot when I spoke to a Keller Williams office in Shelby Township, MI.

Missy- Thanks for the link love, with all eyes watching now, I can not fail:) just kidding! Expireds are a great niche and when you set it up right, it only needs to be tweaked from time to time. We just listed a 1.7 million dollar listing from our expired letter.
