OK, there is supposed to be a declining market in Washington, DC.  Really?  You coulda' fooled me!  During August, I was involved on the losing side of a couple of bidding wars.  Declining market?  And it looks like September is starting off with yet another one.  But whether the market is totally hot or stone cold, there will always be a few hot listings.

This week in Washington, a favorite colleague has a hot new listing.  Since she put it on Tuesday's brokers' tour, it has been crawling with local agents and their clients  The seller did everything right.  It's a totally fabulous house with just about the best staging job I've ever seen.  The owner has moved out, and it's on lockbox and easy to show.  And the agent he selected has decades of experience and has a wonderful reputation for professionalism. 

This listing is generating the kind of excitement we haven't seen since about 2006!  And it got me to ask myself, what's the best way to make the most of this kind of situation?

Timing is crucial. 

When do you put the listing on the computer?  I usually place it on MRIS on Friday afternoon, making it easily accessible to agents (electronic lockbox, no need to call) with a Sunday Open House.  In this case, the listing showed up on Tuesday in time for the broker tour.

When do you look at offers?  If the house goes into your multiple listing information on a Friday, agents and buyers don't seem to mind waiting until Monday or Tuesday for contract presentations.  Waiting longer than that can get tricky.  If it goes on early in the week, say Monday or Tuesday, people can get a little pissy if they make an offer and you don't do anything with it for a week.  It seems that anything more than four or five days gives them just a little bit too long to think about it.  But taking something that comes in before the house is properly exposed to the market may not be the best thing either.  Still, in the markets that most of us have today, unless it's been deliberately under-priced, it's probably best to apply the old "bird in the hand" thing and deal with offers as they come in.

A Cautionary Tale - when the market was going nuts a few years ago, there was a stunning condo in Georgetown that went on the market on a Monday morning.  The price was a little lower than what less fabulous places were welling for.  There were traffic jams in front of the building from agents and buyers trying to find even a fire hydrant parking place - one of them being mine.  I called the agent to register an offer, and she said the presentation would be a week from the following Thursday at her office.  I was totally annoyed.  My buyer decided to wait it out.

On the designated date, I showed up with three offers:  one full priced, one full priced with an escalator clause, and a third over full price and a huge escalator clause.  And I was the only agent there.  The agent, and more important, the agent's client, were stunned that there was only one offer, and of course the one I pulled out of my briefcase was the full price, no escalator clause.  I could hear words that sounded a bit harsh coming from the seller, and at settlement he asked that the listing agent be barred from the room. 

If waiting too long in a fast market is a bad idea, in a slow market it could be fatal.

Moral of the Story:  

In every market, there are houses that sit and there are houses that are hot.  If you are selling and your house is hot, thank your lucky stars.  Thank your talented real estate agent.  And don't get greedy.  Don't get cocky.

And a great agent can get their clients top dollar!

Good homes will sell. I have had 2 homes in the past few months that had multiple offers. They were dream listings with dream sellers.

I also list on the MLS on Wednesday to not get caught in the crowd- I don't know if that makes a difference!

I love reading how other areas work our crazy business - since it is not uncommon for buyers, sellers and agents to live over 100 miles from the property or office we do not submit offers like you do - however - I would love to watch it work - I would love the anticipation

Thanks for the post. Finally a testament that although the market has slowed no generalization can be categorically applied. Unlike parts of Florida and California, Manhattan is another venue that has gone unscathed by the slow down. Market conditions vary from region to region.

Good post.  I'm working with several buyers and it's getting a bit frustrating because evey nice home they get interested in seems to be going under contract.  Sometimes it sure doesn't feel like a buyer's market.

The really good ones are still selling and certain price ranges really sell well.  It is hard for buyers to understand that some homes are not depreciating.

It's true...houses that are priced right, show well and the Sellers are reasonable are best positioned to sell. I'm happy to hear that there are markets that are picking up throughout the country...here in Central Florida, we are seeing a slight increase as well...yippeee! Pat - I can share maybe. Seems your market took a little longer than mine to start seeing the short sales and foreclosures. I am getting my sellers to price below market now to compete with bank owned property and in doing so I am selling in the first few days of the listing, after multiple offers  - and, yes...bidding wars. But, I am one of the few agents here working this way. It's all about the strategy that my sellers either agree to or not. The average DOM here is 132 - my average has been 92...so, not all my listings sell in the first few days. I am also refusing some listings opportunities if the seller wants to "test" the price...in a declining market, now way! Well, as far as when I want my listings to hit the market I like Wednesdays. See, when I am wearing the buyers agent hat i find myself showing alot on weekends and I start making those appointments as early as Thursday. Then, there are the buyers who I've shown everything to and am just waiting for new listings to come around. When I hit the market on Wednesday, it seems the 1st showing is not until Thursday or Friday and then we have the weekend - which I usually try to utilize before considering offers. I advise against sellers sitting too long on anything in this market. Hope this helps, I just see that the market there is starting to become what my market was 6-12 months ago. I know you're a veteran - but, things are still changing!

Pat- I can't imagine DC being a declining market as long s it remains the White House, The OAS, the Wolrd Bank and Fund and all those embassies remain there. The surrounding areas, perhaps, but not DC proper. Even so,  with the conditions for a quick sale - pricing, condition, market exposure - being true for all markets, any seller who will work (without being too greedy) with the broker to manage those factors will be rewarded.

if a home is priced right it seems to be hot anywhere . However, if you it is the greatest home in the world overpriced, multiple offers are a rare experience

Pat, I do the opposite, I only list homes Mon-Thursday. I find most Realtors aren't in the office at all on Fri-Sunday and rarely go check the hot sheets, I like it to be fresh in the week, with all the photo's, VT's done and marketing done.

I'm constantly amazed at the number of barriers to sale included in listings. 

On the agent presenting a week from Tuesday, I always figure they are just hoping lightening will strike and they'll find a buyer themselves.  It's the only thing that makes sense.

Patricia, I so agree. I also see agents that price way low with the intent of getting mutiple offers and ending up in a bidding war. I just don't have the guts to do that and I agree that this arbitrary date which is set out too far even in this market does not help anyone. You can lose a buyer over the wind changing direction in this market. You stated:

First, if the listing is a hottie...it's kudos to the owners of the house for having a great house, preparing it well, and listening to their real estate agent about pricing. I like to put new listings in on Wednesday or Thursday if possible, but that doesn't always fit with the seller's needs. I absolutely want all the photos to be live when the listing goes live.

I think Lenn is right that the listing agent was hoping to snag her own buyer, otherwise that just sounds stupid.  I have seen several listings here where the agent remarks say "all offers will be reviewed on ____ (date)" and that is usually about 4 days after hitting the market.  I think making buyers wait too long creates stress and resentment, and does not lead to a smooth & cooperative transaction.

I would try not to list on a Friday though.  I like to encourage Sellers to get *everything* in tip top shape, hit the ground running with all my marketing in place, brochures, visual tour, financing, etc otherwise it' kind of like "burying the lead".

Many buyers don't want to get in a bidding war and will avoid a multiple offer situation. Price it too low, get a full price offer and - perhaps - the sellers may have a case against the listing agent.

Great post Pat!

I like to put listings in the MLS Wednesday eve.  That way they "pop-up" on the Auto-emails on Thursday morning for agents and clients looking for places.  This gives Thurs/Fri for agents to preview and time for the agents to set a time for showing over the weekend.  Then an Open House on Sunday.  Offer on Monday - Ratified on Tuesday.

...or at least thats how I would love it done - everytime!!
