This is rich!!!

I had an expired listing call me today and I was asking them about their first agent that had their home for a year. He said he was the "top agent" with Remax. I said oh really what is his name and he answered with a name I have NEVER heard of. Now I have lived in this area for 45+ years and sold homes here for over 20 so if this agent was in fact a top agent, I would know him.

 

SO after I get the appointment to go and see this home curiosity got the better of me and I pulled this "top agents" sales for the last year. Want to guess how many homes he sold???? He sold a total of 11 homes in the last 12 months.

If he is the top agent in the office my guess is its because he is the only agent in the office.

 

I suggest sellers ask for a full resume from their prospective agent and also call the office manager and ask for a reference.

 

I guess we can all call ourselves "top agents"

Top agents, top producers, all this is nothing but a label they choose to call themselves.  Get this, working expired I ran into "top agents" that had the house listed for 6 months and never got around to putting pictures on the MLS.  Come on  guys, all our reputations are at stake, if your a realtor, be a good one or get out, don't make us all look bad by not performing your duties.

Would you go back to a doctor that said your foot is probably broke but never took an x-ray to see for sure? 

Slam duck, pop up realtors make me mad because we all look bad.

Some call themselves top agents, #1 Agent, Expert, Neighborhood Specialists, Consultants and even use designations that aren't theirs to use.

I am always amused at how many "TOP" & "TOP PRODUCER" agents one office can have!  LOL - We have an office here that it seems every one of the agents there market themselves that way. I wonder if residents realize that when they see all of them advertising they are in the Top 1%?

 I see it must be a Nation-Wide thing - I wonder what seminar they all attended or if they mean they use Top Producer! LOL

Was Mr. Seller being facetious when he said "top agent?"  I thought I heard sarcasm?  If he was serious...are you kidding me?  Ha.  He makes his own labels.

I have seen several top agents #1 agents etc in our area. It is just a label to try to drum up business. There is only one top agent but that doesnt meant agents dealing with less volume cant do a great job either. Although in this case it doesnt sound like the person was top anything!

Lorena- Yeah some people say they are a "top producer" because of using that software? I dont know what these people are doing...

Kristin whats wrong with making your own labels? I know you are joking around but I mean is that bad or something? I make all my own materials. I like how it feels knowing I made it.

I designed my own site.

I am sending out my first newsletter tomorrow.

I hand write all my letters.

I come up with my own marketing campaigns.

I made my own logo.

I wrote all my catch phrases except my wife came up with the best one that I use.

I like doing it all!

What is the defination of a top agent, is it that they give back to the community, help on local Realtor committee's, giving back of their time to state and national Realtor issues to better our profession or is it that they listed more than anyone in their office? The last time I looked up the definition of top agent I could not find a clear meaning on how one decide how to declair this self appointed designation. By the way the more I see this in our local newspaper the less I see these top agents giving anything back in our local associations or to our communities.  Can anyone tell me?

I don't like the labels myself, but doesn't the number of deals you make in a year, also have very much to do with your local market, and how many registered real estate agents are in your same board?

I guess if there's only 10 agents registered in your area, you probably can do a lot of sales, but if there are 35,000 registered agents in your area/board, it may be a little more difficult ...

But 11 deals in a year is not bad, especially if they are all $2,000,000 sales. ;-)

I consider myself a top agent by what I provide to each and every client, and what I give back, not just to the community, but also to my clients; and how I conduct myself when doing business.  I'm tops in my books, but I don't need to advertise that fact to anyone, and I certainly wouldn't measure it by the number of sales; but I guess some people will do what they have to do to get listings.  The problem isn't saying it ... it's living up to it.

I really don't judge others self made titles.  I just don't think one can down him when you have sold 4 in the last 365 days per the MRIS.

The best one is the ones they they were found to be #1 by an independent lab and they have a picture of a dog ( Lab retreiver). We had one here say that they sell more bedrooms, living rooms and toilets than any others. I not kidding.

I think that most of the educated consumers out there are no longer fooled by top agent, top producer, million dollar producer (Wow, that is hard to become, huh?)  or the alphabet soup that follows our names.  Most of the time they do not even know what the initials are for.  They only care about what you can do for them.  To keep our reputations out there, we need to do what we tell them we are going to do.

Kelly, Great post.  I have read several ads in the local papers lately for the top agents and these are folks that have been licensed for less than a year, and can barely get around town without a map or their gps.  LOL

Its all a matter of perspective. I know alot of agents that sell more than me but they suck as agents and I wouldn't consider anything about them to be "top". If we are always looking to define success by the amount of business we do we will always be unhappy. Put it like this. There is always someone who does more than us.

We should all strive to meet our personal goals and not feel like we have to shoot for some type of image.

My focus is not on number of deals or volume but income and working with people that I want to work with.

Kelly, If that guy you mention sold 11 homes and made a half million I would have to say thats a lot smarter than selling more and making less. Who knows maybe he is so good that he sells all of his listings himself without the MLS? Or maybe he has a team of people that work for him and they put transactions under another name?

Just another perspective.
