Before taking these pictures to post on the internet in hopes of selling a home, why wouldn't you:
It's all about presentation and you have to make the pictures tell the prospective buyers that they WANT to go and see your house. This listing/pictures tell me I would have work to do in painting right away and I would probably have to replace all of the carpeting because their are animals so there are probably 'accident" areas.....and my children have allergies. This listing tells me that this is a home that will probably need some TLC hence the price should be discounted.
This is why a good experienced realtor would be helpful-they should tell you it's all about curb appeal/appearance and there are things you can do to make your house show better. If you are trying to sell on your own, watch some of the house shows that are on TV-they will have some good ideas-or look them up on the web. The realtor fee should really be a non issue when you figure out how much faster the house can sell with proper guidance (creating curb appeal)-and possibly for a higher amount (statistics prove that past part). But you need to interview realtors because they aren't all the same quality.........
BTW, I would also look at placing some potted plants on the front steps to make the home more inviting.....
