One of the things I enjoy doing... is snooping... or maybe "scouting" is a better word... scouting around all the new home neighborhoods that are pretty well sprinkled all around the Fort Worth area.

Today I came upon a really great new model.   It is a pretty exciting "find"... in my opinion.  I've got a preliminary picture that I want to share.  The model isn't quite finished yet... that's why you see a lovely dirt lawn in front of this model... but I was so excited... I wanted to get online as soon as I could.

Also... I have included below a picture of this same home... which is currently a "finished model" in a different DFW neighborhood... just to see what it will look like in about three weeks.

Here is a "walking-thru" description of this model home.  This looks like it is really going to be a great one story home.  I really like the way it is set up inside.  It's a great floor plan arrangement.

As you enter, there is a cool room at the left of the entryway... great for a den or office... and great for someone who works a lot from home.

Just a little further in ... there's a great area that will be set up in the model as a dining room.  If it were my home... I think I would probably use it as a second living area... rather than a formal dining.

The kitchen set-up is quite spacious.  Lots of cabinets and counter space, an island for food prep... and a nice breakfast area that should pretty well take care of all of your dining needs... should you want to use the formal dining area as a second living area.

Off the kitchen area is a very nice family room with a great stone-accented wood burning fireplace.  The home has a split-master arrangement with the master at the back, and also two additional bedrooms.

If you wanted... and have a need for a fourth bedroom... the front den/office room could easily be a fourth bedroom.  It has been more of a tendency recently, I have seen, that many buyers would use the fourth bedroom as a den/office anyway... so this home works out great for that.  Pricing-wise... since the model is not yet open... I think this home is going to end up in the mid-130's price range... perhaps $135,990 or so.

Ken:  Thanks for the kind words.  Actually... my website www.NewHomeHuntersDFW.com is all about new construction... with a few resale listings in with it for a bit of spice.  I used to work and sell for several new home builders... and as a Realtor for the past nine years I have concentrated about 50% of my business on new home construction.

That way I get to "cherry pick" all the very best deals and the prettiest models from all the builders... which adds much value to the services I present to my buyers.  Thanks again for your positive comments... I appreciate it.  :)

Pam:  On this particular home, and in this neighborhood... all the garages are attached, and front entry.  In looking at the picture of this home... a "model home"... the garage is on the right side of the home... where the two sets of double doors are.  I will try and find you a picture of this home... not used as a model home... where the garage can be seen.  Take care...

Charles:  These are not isolated instances.  This is a well-known builder who is opening a new subdivision... and these are his pre-construction prices.

Dang, you would be hard pressed to find a one bedroom / one bath condo here for that price! If I didn't hate the heat so much you may have had a neighbor!

Todd:  Heat... what heat ?  Honestly, it really doesn't get all that hot here in Fort Worth/Dallas.  Houston is much more humid, and it feels much hotter.  Austin is very similar, and San Antonio is even further south.

When I moved to Fort Worth from Cleveland in 1982... I was just sure I'd melt.  I honestly must say that summers in Dallas/Fort Worth are easier to handle than they were in Cleveland.  By about 4 or 5 in the afternoon during the summer in Cleveland, I would be drenched with perspiration.  Here in Fort Worth... rarely is that a problem.  You need to come visit... if you are serious.

By the way... remember I spent five solid weeks in the Beaverton, Hillsboro, Cornelius area a few years ago, and ended up with bronchitis.  The doc said I'd be much better going back to Fort Worth... which I did... LOL.
