Gen Xer's or Baby Busters were born between 1965- 1976. There are 50 million of them. They comprise 33% of all homebuyers. They make up 40% of all 1st time homebuyers. They are considered the original "latchkey kids." They survived on fast foods and microwave ovens.
Gen X pride themselves on their individuality and uniqueness. Generally, their housing needs run toward condos, lofts and entry level homes.
The essential tools necessary to connect with Gen X are: laptops, smart phones and digital cameras- with video capability. They are used to speed and convenience - GPS is a normal part of their tool kit. They are very tech savvy!
However, think of this. According to NAR, the median age of a Realtor is still 53 years.
How do you connect?
- FAST response! Use a smart phone. According to California Association of Realtors
- 23% of internet buyers expected an instant response
- 67% expected a response to an inquiry within 4 hours
- 88% expected a same-day response
- Brand yourself online:
- Have a personal website- provide valuable information (Only 34% of agents have a website developed and maintained by them -NAR)
- Use your digital camera to take great photos and videos- they want to see properties
- Show that you can use the necessary tech tools to connect
- Blog, email and make sure you are on a variety of social networks
Before they will ever work with you, they will "Google" you. Make sure you can be found online!
What have you done to market to Gen X?
I'm an atypical Gen X'er. I just put a contract on my third house and I'm at the very end of the group. I think you forgot to mention that the "immediate" follow up should be done via email. Don't pick up the phone with us. We rather read what you have to say and choose to contact you back... but just my opinion. Good reminder of a specific age group.
