If you are creating leads from your website and yet you are not converting them into closed transactions you are probably not following up in the most efficient and effective way. If your internet leads are not producing the results that you want, ask yourself the following questions:

 

1.      Are you contacting internet leads within a maximum of two hours?

2.      Does your website require certain information from your visitors?

3.      Are you marketing your website?

 

If you answered "NO" to any of these questions then you are most likely not doing those things that are necessary to most effectively convert your internet leads. You should take a few moments to evaluate how you are marketing for and following up on internet leads.

 

I will evaluate my lead follow up system when it comes to internet leads. My follow up will include contacting internet leads within two hours (at the most) of their request for information. I will make sure that I place my prospects into a drip email campaign and talk with them on the phone on a consistent basis. By responding to my internet leads correctly, my conversion ratios will improve and I will increase my revenues.

I don't like sites that need info from me. I just dont like being spammed and I know if I sign up I am going to get bombarded. I think a lot of people think like this too. I know some people swear by requiring a login or a lead capture.

Instead I integrated my site with our showing website. If someone is searching for homes they can with one click set up an appointment to see it. Better yet they get to see it with me! Then I know they are serious and I am not sending emails to people who just wanted to check on something.

I keep saying this because its fresh in my mind but I just took the e-pro course and it talks a lot about these things. Maybe give it a check?

I can appreciate all of the comments made here so far.  I am not completely convinced one way or another yet on capturing leads.  Have you found a good follow up email that you like to use?  I'm still looking for one that I feel is truly effective.  At the present time I do require people to give some info if they are looking at listings other then mine or my companies listings.  Thanks.
