How are the just listed and just sold postcards working for realtors in todays slow market? Are you still getting calls for listings or CMA's? Are they a waste of money? Please offer names of companies who are offering good deals and cheap prices for the postacards and mailing lists!! How many should be sent out?

Hi Vallye - When it comes to postcards and your success with them, the two most important factors are consistency and the # of cards you mail. I find that there are so many Realtors that do not invest back into their business. They send out a few cards and then give up if they don't get a call and say "sending out postcards doesn't work". Let me tell you it does! You need to continue to send them over and over. After a while people begin to recognize who you are. Statistics say a consumer needs to see 7 pieces of mail from you before you remember.

I send out 300-500 cards with every home listed and sold. I know most Realtors in my area send out about 50. Most of the time you need to spend some money to make a good return. I wish I had a good company for you but all my mailings are done by an inhouse marketing department. Good luck with you business.

BTW - I love where you live. My grandfather lives in Margate just outside FT. Lauderdale. I like to get down there a few times a year. You can't beat your weather:)

When you log onto Realtor.com.  Click on the section that says for Realtors... Then log on and they have a service that the more you use the less it is and its includes postage and mailing to a list or theirs... Also ask your broker if they have a bulk mail stamp and how to use it...You can save big if you invest in smart shopping...

Depending on the market, I believe that they can work.  I recommend sending out 300-500 in a radius of your target listing/sale.  I would also recommend in lieu of "Just Listed/Sold" postcards that you send out a Neighborhood Market Analysis postcard with more information in it.  My clients have always commented that they held on to the postcards until they were ready to sell.  Good luck!

They are still working, however consistency is the key. And there are several different kinds of cards out there, we designed our own cards and campaign to stand out and so far it is working. It depends on what your target area is and what other agents are doing in that area as to which type of card you should be sending out IMHO. As to the numbers start with something that you are comfortable with. Currently we are doing some testing and mailing some and direct door "dropping" some totalling app. 1000 cards. Also, you should commit to mailing the cards at least once in every 30 days. We do one or the other card(sold/listed) every 2 weeks. At least in this market and the area we are targeting this is working, we have tried other types of cards and were not receiving a good response. Also, you may have to "tweak" the messages you send in those cards. There is an agent here whose cards always say SOLD in 2 days! (it's the same house... several times) ~Rita

I do just listed and just sold cards but I make my own. Have software called Print master Platinum that I use. Once you make up the template, just go back and change the content for each listing. I pay about $5 for a box of 400 blank postcard stock. I send them out only to my data base and the subdivision that the listing is located. If it's a big subdivision, I'll only sent out about 250,

I have received calls from my post cards. Got a listing from one mailing. Have had people in my data base send the card to friends they know are looking. But the biggest benefit is sending them to my data base. It's just one of 33 touches a year I have with my data base. I am always getting feedback that they all say I work so hard. Get lots of referrals from my data base. That includes people I have never done a transaction with. It's perception.

I really think it's about branding yourself. Doesn't matter what size the postcard is or if its shinny or one that's made yourself. It's about getting your name in front of people consistently. Costs me about 5 cents each plus a post card stamp. Can't get much cheaper than that.

Hi, I have actually a short answer to your two questions, yes to the first one, and 300 to 500 on the second.

The longer answer is that over a period of time, different of course in each market are, people will eventually respond. One way to assist with that is a follow up card about a week after the just sold card. That should be market activity, like a mini CMA. Soon people will come to rely on your information as it will be consistent.

The number of cards, min of 300 but could be as many as you wish. 300 in the core and then move out in to the surrounding areas.

If you do open houses and many agents have stopped doing this, but at least for the first one, do an Open House card, just like the just listed and just solds. So for every listing, that comes to at least 4 cards and then monthly thereafter for the market activity. Within 6 months, you will notice that your listings are increasing in each area you market this concept.
