Room flow can often be more important than new paint and fixed defects.
So, even though there is a seemingly endless list of houses for sale, not all sellers are making the most of their house.
When it comes to putting your home on the market, the big problem for most homeowners is they think like a seller. Most homeowners think that the home that they lived in, is the house they're trying to buy.
In fact, you must first think like a buyer, and then like a seller.
Today's media has convinced buyers that all homes for sale should at the very least have a fresh paint job, matching stuff and personality.
SO, if your house is for sale and you haven't repainted in the past 10 years and do not have matching fixtures on your coffee table, your house is going to look dated.
This just the beginning, if a house is for sale and it does not meet the needs of today's buyers, you are going to have a hard time selling.
Remember, work on the Kitchen and family and give these rooms a better flow.
Yes, you could buy the home at a reduced price and makes the change. Ideallythat is how it should work, but buyers today do not want to take on big improvements. There are too many houses for sale. Reality is, they can buy a great house without a lot of work.
This means problem houses stay on the market as others get sold.
