How do you avoid commission negotiation?  The worst thing that any hard working realtor wants to hear is, "Are you willing to drop you commision?"  Well, by creating a menu of packages for a seller to choose from you can avoid this question all together.  A great example would be you might offer a 4 percent package which includes minimal services, a 5 percent package which has a moderate level of service and a 6 percent package that includes a your high end level of service.

Honestly, this demonstrates to the seller what you actually do to sell a house, and reduces the likelihood of them asking for a reduction. Make it their choice...if they wants to pay less, they gets less.

Still, always rememer you know what needs to be done, and you as a professional, should do those things.

Also, you should know what does not sell houses in your market, and you should not be offering and charging for services if you know they are not effective.

Yes, I want the house to sell, but I do not market every house exactly the same, nor do I advise every seller to do the same things. It is part of my career to analyze each situation individually and proceed accordingly. Some listings will benefit from Open Houses, some need staging, and some need physical ads.  It is my job to know these things.

You want to provide exceptional service to all your clients. Limiting your service may be blowing your reputation and credibility with this client and potential source of future business, and of course, you may also be blowing your chances of getting a paycheck.  So make sure to advise your clients towards the right package, and be a professional. That is your job.

I agree that every house needs to be marketed differently even though you do some of the same things for each

I have heard of realtors doing the menu choice.  Less for less services.  A great way of getting the people that want to save money

I am not sure that this is what the Sellers are looking for. Maybe they simply want you to do your best for less?

I had a call from a young buyer/investor. He said he was very inpressed by us, and he understands that in this niche market we may be the best. However, he used to work woth a company out of the area, who would kick him back 50% of their cut of the commission. So he is curious whether we would agree to kick him back 50% of our commission.

I asked him why he called me. He said because we are good. So, here;s the answer. I did not hear from him.
