Whenever Imake an offer on a home I always present in person with the seller and the agent. I explain the the sellers and the agent that the buyer is standing in their front yard if they have any questions or have any concerns that need to be answered.

I also let the seller know that any counter offers can be addresses right there. I dont want to leave that house until we have a win win deal for all parties
