When presenting an offer ( I believe it should always be in person to the seller and their agent) you should explain how you came up with the offering price. Provide recent sales and market conditions, share with them that you want to make it a win win situation for both parties and you deal fairly.

and remember, When the seller shows you comps that are three years old when the market was hot, just smile and explain why they cant use those comps anymore :)
