I've been in the business for about eight years, so when I met my new wife and she told me about her grandmother who had land she wanted to sell, I was mildly skeptical. Often in these cases, land doesn't always mean "land", and there are issues that make selling impossible, such as being up to date on taxes, multiple family owners, etc.
After meeting my new Grandmom and speaking with her about the land, I was impressed, and intrigued. She inherited the land, 3.7 acres, back in the 70's. The land belonged to Grandmom's aunt, and was given to her family by the family's former owners. Yes, that's right! The land was given to slaves who were set free. There was actually much more land given to her aunt and uncle, but, since they couldn't read or write, it was easy to convince them to sell the land at a ridiculously low price. Now all that remains is the 37 acres willed to her. She is the sole owner and has faithfully kept up the tax payments. Her greatest desire is to sell it, and use the proceeds to bless her church, and family.
Now, I have available 34.67 acres of land with over 500 ft of frontage on Warburton Road, in Cecil County, MD. The land is mostly flat and overgrown, and is slightly elevated from the road. I learned from Grandmom that there was a farm on the land, and after speaking with a neighbor, found out that there was also a barn, as well as two wells on the property. There was an environmental assessment completed in 2007, which is available to anyone interested.
