We started our management company little over a year ago in order to handle all the request from our investors to handle the properties they buy. After years of referring other management companies (with mixed results) I decided that to best serve our clients we needed to offer this service. Business is booming in the Collin County area for leasing. In some cases we lease a home before the house even gets listed. The average time on market for one of our leases this summer has been 10 days. The demand for housing and the foreclosure "crisis" has created a high demand for leases.
People are losing their homes all across the country. Due to poor decisions and ARM mortgages people are finding themselves in payments that they cannot afford. These individuals are what is causing the demand for leases in our area. The problem for these people is that they can no longer have the credit to qualify for a home and they will not be able to do so for at least 3 years. They are coming from beautiful homes and they do not want to step down into an apartment. What these people are finding is that they can rent something similar to what they used to own for sometimes ½ of what they used to pay.
Many of our renters come from these unfortunate situations. The thing that the investor (landlord) needs to be aware of is the bad credit is from the situation and most of the time an ARM is the cause of the problem. Once that situation is behind them a stable rent payment is easy to make.
Now is the time to pick up some incredible deals on homes in the Collin County area. Provide some much needed housing for a victim of an ARM. They will love the lease payment and you will love the return on your investment.
