When you take a new listing, your goal is to sell that home. You market, you show, you hope for an offer to come in. The longer the home is listed, the more you learn about the seller, their hopes and dreams, their fears. If your fortunate, the time comes when an offer comes in and is accepted. What you don't always expect is to become friends with the seller.

  

Today we closed.

  

My clients have moved on to an exciting new phase in their lives having become grandparents just this month. Another family is thrilled with their new home and are busy moving in and making plans. It was a pleasure to represent the sellers and I wish them well. But, I will miss my friends.

Every once in a while you make great friends with people you list with.  It's hard to see them move away! But what a good feeling that you helped them.

I find that just because I sold them their home it is not the end of a relationship, a lot of times I end up selling them their new home. I joke with them Realtor for Life. Manytimes that is the case. For the few that are not like that good riddance;)))

I guess your sellers are moving out of the area?  If not, you'll see them again soon enough...  In this area 3-5 years is the average "holding" time.

Debbie: I had a situation like that in January 2007. I had a listing for very close to a year. It was a divorce, but the wife was the point of contact. It was rough going. I so enjoyed the Monday morning conversations I had with her.  Over time they became so casual and friendly.  One of the first things she said after settlement was, "I'll miss you on Mondays."  I kept up the conversations on a monthly basis just to be in touch and stay friends since she had moved farther away.

Chris Ann, I'm sure the wife appreciated you being there especially since it was a divorce situation. This was a long listing too and I got to know the family and the extended family. You really feel for the client when you know more about their particular situation. I got some texts from the wife over the last few days and it was nice to get an email that they found their new home!

Debbie, that's the greatest part of the job.  I don't think I would enjoy this job nearly as much, if I didn't make new friends every time.  We do miss them when they move away, but I look forward to the get togethers a few times a year. :)

I've often wondered if making friends with your clients is a good thing. I have made several friends of former clients, invited out to dinner or to come to their home for the evening, invited to baby showers, weddings, open houses, etc.. I always find comfort in knowing I did a good job and value that I made one of their dreams come true.

We need to focus on the good we do because working with the public can be tough & there will always be those who will not be happy with our services no matter what we do. I have had the client when I thought everything was going fine, we got along great, laughed, joked, emailed & called continually. Then at the slightest hiccup, they did a 180 on their behavior toward me and their purchase. At those times I wonder if I let myself get to close because after all it is "just business and not personal". I end up getting my feelings hurt and thinking about ways to make sure they still like me. Sounds stupid I know...but no one wants people to dislike them,especially if your already trying so hard to make sure everything goes just perfect. At those times I wish I could let them know that every transaction has an impact on me too. That when they don't get the house or when there is uproar, that I feel the pain for them. I feel like I'm their Mama and have taken them under my wing to guide through the transaction & I do not want to see it go south.

And, sometimes after closing, you feel a sense of loss when those whom you did become close with move on. For the most part, I am fortunate enough that the good outweighs the bad & I wouldn't want to trade my profession for any other.

Diana, it's a balancing act. Some people you just 'click' with and others you know you won't see again. It's a shame you had a small problem change a relationship. But I've seen that with other relationships, especially families. Thanks for commenting!
