TALK ABOUT INSTANT GRATIFICATION!!

This morning I posted for an Open House in Leesburg Va scheduled for Sunday, July 27, 2008.

A few minutes later, to view the competition on Google for search terms, I googled:

"open house leesburg"

Lenn:  AR is NOT loosing Google Juice!  If anything it is gaining!  I see the same thing in my posts!

07/24/2008 07:46 AM by Steve Homer (The HBH Group (Keller Williams affiliate))

Lenn,

Just goes to prove...Google is nothing to Giggle about!!! Thanks,   Fran

07/24/2008 07:49 AM by Fran 'The Title Man' Gaspari Title Insurance-PA & NJ (Patriot Land Transfer, Inc.)

Lenn - I have just started posting open houses on Active Rain.  I hope I get the same results.  Are you postings these on localism or just on your AR blog?

07/24/2008 08:02 AM by Pam Dent -Charlottesville, Albemarle,VA horse farms, residential, country homes (Real Estate III)

Extremely impressive! It would be hard to beat 6 minutes.

Do you have an outside blog Lenn? Has Google started to crawl that as well?

07/24/2008 08:05 AM by Debbie DiFonzo, United Country VIP Realty, SW Missouri

Lenn, now that's speedy!  Have fun on Sunday - or tell whoever is holding it open to have fun!

07/24/2008 08:09 AM by Patricia Kennedy (Evers & Company)

A post I wrote the other day was found by Google in just minutes.  (I have alerts set up for the keywords.)  An article I wrote for my outside blog yesterday morning was found by Google today.

24 hour difference.  Amazing!

07/24/2008 08:22 AM by Kris Wales-Macomb County MI Real estate (RE/MAX Advantage 1, Inc.)

Lenn - I have seen some mighty speedy results lately too.  I thought it was slowing down for a bit a few months ago, but perhaps it has sped up again.

07/24/2008 08:23 AM by Steve Scheer - Denver Real Estate - Highlands Ranch Real Estate (RE/MAX Masters, Inc.)

Lenn, I think we have a lot more fun when we search unique and specific topics like this because there is little competition.  Your turn-around time on this new post is awesome!

07/24/2008 08:34 AM by Lake Norman Real Estate ~ Diane Aurit (RE/MAX at the Lake)

Meriam.  My pleasure.  Surely put a smile on my face.

Steve.  ActiveRain is back in the fast lane.  With the new servers, we're back in the game.

Fran.  How true.

Pam.  I post them on AR and my own private blogs and my outside AR blog.  One of my own outside blogs was right up there on Google too.

Patricia.  The broker holding the open is one of my former agents whom I encouraged to get her broker's license and now she's doing very well.  I serve on a consultant and referral bases.

Kris.  There are a lot of agents out there that would be delighted to see one of their posts searchable in 24 hours.

Steve.  It did slow down with the offline glitches.  It's fine now and better than ever.

Diane.  Awesome is the word for it.

07/24/2008 09:04 AM by Lenn Harley, Homefinders.com, MD & VA Real Estate

Lenn, I know, It's just fantastic and I loooooove the Rain. If one does their SEO and Tag studies, Google will reward them.

07/24/2008 10:54 AM by Camarillo CA Real Estate Agent/ Mana Tulberg (Beach View Real Estate)

Thanks for the heads up, Lenn.  That's absolutely remarkable.  I did that search on Google and you were already number one.  Talk about instant gratification!  :)

07/24/2008 01:05 PM by Not Yet Licensed

Not Yet.  Actually I have 4 spots out of 10 on page 1 for that search term and one of them is my ActiveRain outside blog.

I love it when a plan comes together.

07/24/2008 02:15 PM by Lenn Harley, Homefinders.com, MD & VA Real Estate

That is fantastic. We as "humans" do not want to wait on anything - including Google!

07/24/2008 03:38 PM by Gary Waters - Real Estate Agent Viera Suntree (Century 21 Baytree Realty www.moving2brevard.com)

LENN- Good for you!  Sure does feel good when you see instant results!  All your hard work is paying off. I hope it sells!

07/24/2008 03:51 PM by Allison Stewart REALTOR ®St. Cloud Florida (Florida Pines Realty, Inc)

Wow that is very fast Lenn. I will try this on my next open house.

07/24/2008 03:54 PM by Mike Jackson (Realty World Global)

Good. The synergy is back and back with a vengance!

07/24/2008 04:21 PM by Craig W. Barrett - Hughesville MD Real Estate (RE/MAX 100)

I too love instant gratification.  I am often hooting and hollering about something I just posted coming to the top of the google page.  I think my husband thinks I am nuts!

07/24/2008 04:30 PM by Team Newington, Sacramento Mortgage Planner (First Priority Financial)

Gary.  It appears that we don't have to.

Allison.  This is great.  I couldn't believe my eyes.  I expected to see Open House sites of other agents or lead companies and there was my post right at the top.  One of my own blogs was right there #2.  In fact the ActiveRain "outside blog" was about #6.  Very productive.

Charlie.  Always, always!!

Mike.  Good luck.

Craig.  Absolutely.  The first time I checked, the post was 4 minutes old.  Then I edited it once and went back and it was showing 6 minutes.  Amazing.

07/24/2008 04:34 PM by Lenn Harley, Homefinders.com, MD & VA Real Estate

Lenn, It is incredible isn't it? I've noticed the same thing on mnay occassions. In fact, I am constantly doing searches to see what search terms I need to work on. When I find one I write a post and within a couple of hours I can be in the first position. You gotta love it!!!!

07/24/2008 04:44 PM by Bryant Tutas-Tutas Towne Realty, Inc

Team Newington.  If you have a good handle on SEO, your husband should worship the ground you walk on.

Bryant.  I've been pleased with the AR production since the new servers were installed.  Google is crawling these pages every day.  What more could a body ask?

07/24/2008 05:00 PM by Lenn Harley, Homefinders.com, MD & VA Real Estate

WoW Lenn.. CONGRATULATIONS on your Google Juice.... Maybe you can sell this one before the open house  :)

07/24/2008 05:01 PM by Roland Woodworth "Ft. Campbell Area Realtor" (Exit Realty Clarksville)

That's wonderful, Lenn.  Please let us know how your turnout at your Open House is.

07/24/2008 05:16 PM by Kristina Pratt, Realtor - St. Louis' Illinois Suburbs (Coldwell Banker Brown Realtors)

Talk about fantastic results!  Definitely a great tool for us listing agents to use to expose our clients' homes to the marketplace.

07/24/2008 05:35 PM by Tamara Inzunza, Alexandria VA Real Estate Agent (McEnearney Associates, Inc.)

Lenn, have you noticed the Localism posts sometimes follow soon after?  I have yet to see the "AR outside blog" making any headway though.

07/24/2008 05:43 PM by Georgina M. Hunter R(S) e-Pro Maui Real Estate Sales (Jim Sanders Realty Inc. - Maui)

Here's hoping the consumer response on Sunday is as quick as Google was today. Would be interesting to find out how many attendees found out about the open house through the web.

07/24/2008 05:50 PM by John Novak - Las Vegas and Henderson NV Real Estate (Keller Williams Realty The Marketplace)

Kristina.  Will do.  Open house at luxury homes doen't bring out a lot of folks.  My fingers are crossed.  The broker holding the Open is very good.

Jeremy.  Let's hope so.

Tamara.  We need all the tools we can find.

Georgina.  I don't see as much with Localisms, but my AR Outside Blog is everywhere.  I'm using it for a specific market, but added this post this a.m. because it does so well in SERP.  Geez.  There is was.

John.  One thing I found out a long time ago is that the consumer often doesn't know how they found out about you or a listing or open or anything.  Most of the buyers I ask say they found me on Realtor.com.  HA!  Just bring a check and Lenn's happy.

07/24/2008 06:06 PM by Lenn Harley, Homefinders.com, MD & VA Real Estate

Lenn, Just curious then, what is your AR outside blog url?  I need to see what I'm doing wrong.

07/24/2008 06:46 PM by Tracy Santrock - Cary NC Real Estate Blog (Fonville Morisey)

Georgina.

searchforhomesmdva.com

I've been using it exclusively to promote foreclosures and the Grant program that I'm using.  But, it has such good synergy on Google, I thought I'd add this Open House post and there it was.  I have found that the Outside Blog was indexed before I selected the posts to be included, but no matter, it's still Google Juice.

07/24/2008 06:49 PM by Lenn Harley, Homefinders.com, MD & VA Real Estate

George.  Indeed.  I'm a loyal and dedicated fan.

Yvette.  It works if it's all put together.

Barbara.  Indeed.  Work it.  Work it.

Thanks Tracy.  It's hard work, but it works.

Damon.  Cool, Cool indeed.

07/24/2008 06:53 PM by Lenn Harley, Homefinders.com, MD & VA Real Estate

Isn't A/R just the best marketing tool around?  I noticed this too recently when I wrote a blog late at night about a property I'd just staged -- and the next morning Googled "home staging Portland" and my blog was right up there at the #2 position (after my A/R profile, which was #1).  Wow!

07/24/2008 07:04 PM by Maureen Bray ~ Room Solutions Staging, Portland OR (Room Solutions ~ Staging that Sells Homes!)

I alos posted an OPEN HOUSE for this Sunday July 27th and searched it on Google and it is right there

07/24/2008 07:29 PM by Alan Brown (Coldwell Banker)

07/24/2008 07:38 PM by Jason Sardi, Pennsylvania Mortgage Broker (First Choice Equity Group Inc.)

Thanks Lenn, I don't get it... by AR OB has zero juice.  I will have to play around with it I guess.

Hi Lenn, it sounds like the Google spiders and crawlers are traversing at lightning speed. Is that the way this normally works? Spiders on steroids, that would be weird. LOL

Len,

With the SEO power I have as #2 in WA, and the top inspector, I find I am picked up by google sometimes within an hour. With your clout they probably are in the attic -- #1 at Active Rain. Wow.

HI LEN!

AR is the best!  I'm looking forward to big successes through AR.  I know that it's  because of AR that I'm even in google.

Thanks for sharing,

Lenn:  I post all my listings in AR and use the keyword as the "address" and "Subdivision".  I do the same for Truila and several other sites and it sure is GREAT PR to send my seller client an email link to a Google Search on their house address or subdivision and virtually always have ALL TOP 10 of the google searches on that home with AR splattered all over it.

I call this SEO By Accident since I really don't understand why it works so well.

07/25/2008 06:11 AM by David W. Bolick (Network Real Estate, Inc.)

Lenn,

It is amazing how fast it works, also some time just for fun Google your name, I did and all sorts of stuff popped up including my blogs, open houses, my web pages etc. Great exposure!

Hi Lenn,  Isn't it amazing how we are starting to take for granted all of this fabulous technology !  Good selling to you.

07/25/2008 10:03 AM by Bill Gillhespy Fort Myers Beach Realtor (Century 21 Tripower Realty)

Bill.  Ha, ha!  I don't take any of it for granted.  I grind out this work every single day.

Jim.  Indeed.  It's got to be the best crawled network on the net.

Missy.  One of my outside blogs about the Open House was indexed quickly too.  It was just under the ActiveRain post.

Dick.  Indeed it does.  I thought I'd share that with folks who still don't believe.

Jeff.  I agree.  Studying Google is a good use of a bloggers time.  Or, anyone with an Internet presence.

David.  That would clearly impress a home seller.  Rainers know.

Yvetts.  I was on Google long before ActiveRain, but I'm on Google through ActiveRain even more.

Steven.  Thanks.  I love it when a plan comes together.  I knew Google would index that post, but I never expected it to be done so quickly.  What it did was give us an extra day of exposure to folks looking for Open House in Leesburg for Sunday.

Christine.  It is fun isn't it?  I don't often hear that description but I agree completely.
