I know that more and more buyers and sellers believe that they can "do it themselves", but had the percentage of closed transaction without an agent managing the sale increased significantly???
It amazes me that the FSOB need to understand here in Texas there are statues must be followed if you are selling any property, if you dont follow the law you can be sued.
Brian, great video and solid promotion of all your talents. I agree with Lynn that many of the FSBOs are not even familiar with the basic forms needed for getting your home on the market.

LYNN: There really is so much involved and so many things to know about the real estate transaction. Many agents have trouble keeping up. I'm not sure how the average homebuyer or seller can.

Brian -- the internet and the TV shows give the consumer the impression they know more than they really do. I am working with some buyers who learned everything from watching TV -- they did hire me -- and they are glad -- it is much more complicated than they ever imagined in the happily ever after ending that TV to often portrays!

thankfully we don't run into too many who choose to do it themselves, though as we all know we run into way too many who think they know the market and our business better that we do.
Brian - I posted something about statistics a while back with respect to FSBOs in my area that were "listed" with a flat fee service vs. a full service brokerages - the results were pretty stunning. I won't post the link - but it's near the end of what is currently the 3rd page of my blog - with a followup that is currently near the top of that page. The post never got much "traction" with the AR community, but it shows that full representation resulted in far more successful sales (19% vs. 54%.) The full listings sold for more money even when a decent coop was offered and for those homes that did sell the DOM was almost two months longer. You might want to check it out.
JOAN: Yes, some of those shows on HGTV make it seem like if you clean up the kitchen clutter and spruce up the living room with a house plant and a dash of color, the open house will bring in hordes of buyers and you'll have multiple contracts in no time. Is that really the case? I think we all know the answer.

TERESA: Thanks for stopping by. While my law license is still active, I don't really practice much law any more. I'm wrapping up as executor on a couple of estates, and doing some collections work for my brokerage. Other than that, I just don't have the time to practice law and sell real estate at the same time. Over 5 years ago when I left my first brokerage and joined RE/MAX, I made real estate a full-time commitment. And I haven't looked back...
Not that it always works...but when we meet someone who is considering doing a FSBO I always tell them that there is a reason that the government insists that for certain professions you have to have a license....you wouldn't pull your own teeth, do your own tonsillectomy, should't wire or plumb your own house, etc., etc. the government says...you have to prove you know what your're doing...and continue to prove it thru continuing education...can any Goofball sell a house ? Maybe....does Every Goofball understand the risks ? Probably not.

Honey, I came up with this great idea. Let's sell the house ourselves, it will be great. Don't you remember how great I was at negotiating on our new car. It can't be that hard, our neighbor sold his and saved like 5 million dollars.

CATARINA: Thanks for your comments. My life with the circus was short-lived. The life on the road was a bit tough and when they asked me to take my juggling act up on to the high-wire, my fear of heights took over and I decided to go to law school and then become a REALTOR instead.
