Hello Activerain Network!

This is my first posting in what seems to be a great real estate network.  Looking forward to hearing from you.

I wanted to introduce to the group Palmetto Bay Resort - www.palmettobayresort.com - 36 fee simple beachfront residences on the white sand beaches of the Caribbean.

I've worked on many resort real estate projects througout North America and the value and diversity Belize has to offer is second to none.

We have commenced our International Sales and Marketing Campaign and response thus far has been tremendous.  We've had many realtors join us in the referral process as we're paying 3% commission for referrals that purchase.  One Atlanta realtor has already referred more than 100 prospects to us!

Our main respondents are coming from MA, NY, CA, TX, Alberta, BC and Ontario - many of your clients are likely in those markets.  Through working with realtors in many of my past projects, we've set up a fair and transparent process for referrals and are happy to provide you with marketing materials for you and your clients.

Drop me a line if you have any questions!

Dave

Here's some more information about Belize:

Why Belize?

English speaking:  Formerly part of British Honduras, Belize's official language is English.

Ease of foreign ownership:  There are no restrictions on foreign ownership of property.  Foreigners are able to own land in their own name with equal rights as Belizeans.

Accessibility:  Belize can be reached by air from most southern US cities within 2 hours and is an easy flight from Canada and Europe.  The Belize International airport recently underwent major upgrades and negotiations are underway to accept direct flights from Europe for 2008/2009.

Safety and Security:  Belize, a member of the British Commonwealth of Nations, has a stable democratic government, advantageous tax and investing laws, and a legal system based on British Law. The people of Belize are friendly and welcoming and the Placencia Peninsula is very safe.

Ease of Investing in Belize:  The relaxed and welcoming tempo of life in Belize is reflected in its foreign ownership and offshore investment laws; which make the process of purchasing your investment property far easier than in many other countries.

•·         Belizean law is based on English common law, similar to the legal systems used throughout the Caribbean and North America

•·          Belize has no capital gains tax

•·         A Belize registered company  or an IBC  total pays a flat 1.75% in taxes

•·         The Belizean dollar is always two to one US/American dollar no matter what the American dollar is worth in other currencies.

Off shore banking:  Belize has some of the most protective and convenient offshore investment legislation in the world.

As close to nature as you can get:   Wherever you are in Belize, you are only steps away from an extraordinary encounter with nature. Belize is a land of extensive tracts of virgin rainforests - lush, tropical forests abundant with glistening waterfalls, fascinating wildlife, un-spoilt beaches and pristine marine environments; and one of the greatest barrier reefs in the world, with eco-travel and sports adventure opportunities - fishing, kayaking, snorkeling, sailing, swimming, trekking, caving. The rhythm of the natural environment, with its abundance of colors, textures and sounds unfolds all around you in Belize.

Healthy Environment:   With a relaxed tempo of life, clean, clear water from the mountains, very little industry, clean Caribbean air and sea, and a low population density with less than five persons per square mile of land, Belize offers a healthy alternative to the stressful lifestyles of any of the highly industrialized nations.

Is this on the main land or on a Cay?  I would be very interested in both owning and financing this transaction...

Placencia, Belize is a great place to visit if you like fishing, snorkeling or relaxing on the beach.  The crowd that typically goes there is above 35.  The younger crowds are instead going up north to the cayes.  Placencia will soon exhibit a very large project in Ara Macao Resort which has gained a lot of attention over the year with it's large scale production estimates.  While it isn't slated to be finished anytime soon, it may very well end up changing the dynamics of the small island.  With that said, it will surely make Placencia a more inhabitable place and give local residents more to do as it will offer casino, golf, boating and much more.  Placencia is much closer to the 3000+ mayan ruins as opposed to it's caye cousin up north which focuses more on dive sites and spring vacations from college students. To answer a previous quesiton, Placencia is on the mainland south in Belize.  I included a map below for easy viewing.
