I get a lot of questions regarding my designation as an Afforbable Housing Specialist. The initial reaction and assumption is that this designation is geared towards low income housing or clients with less than stellar credit ratings etc. Don't get me wrong, yes that is part of it. DPA programs, Nehemiah programs, programs from organizations that you never would think to have money to both grant and lend to buyers up to 105% of the home purchase price. Some national, some state related and some are even local city related programs. Not all of these programs are for low income only.
What many people don't realize is that the designation goes much farther and in depth that just getting the money to buy a house. It covers a wide range of things that includes many green building, energy saving programs. Programs designed to make the ENTIRE home purchase AND ownership affordable. Did you know there are programs that will lend, grant and or match buyer funds to make a home more energy effcient? This saves not only the new homeowner money in the long run but helps save the enviroment as well. In fact these programs are not even tied to purchasing a home. Many can be accessed by ANYONE looking to make their home just a tad bit greener and reduce their carbon footprint.
