It seems that many sources out there which I won't mention by name want to sugar-coat the market reality for sellers...and, of course, all markets differ, but I am speaking about the Reno/Sparks market right now. As a Realtor, I make it my business to keep up on the current market and have understanding of the world situation and economics...and you should expect that from your Realtor. As you are reading this, take into account this is not a slam on all Realtors, it is simply my personal opinion based on experiences in the last several years. There are great agents out there...so take the time to find the agent that is right for you and one who has your best interest at heart. If you are a Realtor, this is not personally directed at you but is an observation. All markets are different and all Realtors are different~you decide who the right person is to represent you in a transaction.
Bottom line, if you a buyer now is the time for action and I would be happy to schedule a consultation and personal tour in your areas of interest. Negotiation power and incentives definitely make it a buyers market.
If you need to sell right now...don't expect a sales price from 2-4 years ago. If you are priced to move, there can be multiple offers in some cases, but make no mistake about it being a challenging market with a lot of competition. This demands a sales professional who will make sure you understand the market and the comps in your area. Sparks recently showed 55% or perhaps slightly more of listings are short sales and REO's and the market is saturated with listings in most areas in northern Nevada.
I earn my commission by showing diligence, loyalty and honesty to my clients and I expect that same committment in return. I admit that I can be brutally honest, but anything less is a disservice to my clients. I am here to help each client understand the transaction and make long-lasting relationships and obtain well-deserved referrals and I think it shows.
I am not going to lie to sellers....it is definitely not the most ideal time to sell your property, but there are a few exceptions.
