I recently took a listing for a nice house.  I helped the Sellers buy the place five years ago and now they're on the move. 

We talked about what to do to prepare the house and I set up the virtual tour guy and an appraiser (the house is in an area with very little sale activity so I wanted to get it right).  So far. So good.

In fact, I was going to have both the appraiser and the virtual tour guy come out at the saem time. Kill two birds with one stone type of thing.  Then Murphy's Law kicked in.

First the virtual tour guy calls and says, "I'm so sorry.  I put you in my calnedar for next week and I already booked up today. I'm really sorry."  Yadda, Yadda, Yadda.  So we reschedule.  So, I'm at the house waiting for the appraiser. And waiting. I'm chatting with the Seller but she clearly has things to do, places to go, people ot see.  FInally the guy calls.  He got caught up on another job in Urbana (about 30 miles north) and he's on the way.

Great.

So, the photos won't be ready until Tuesday, the appraiser had me cooling my heals for an extra hour.  But everybody's still cool.  The Seller tells me to throw the switch on Sunday. Perfect.  I get up, have a cup of coffee and input the data into MRIS about 7:00am Sunday morning.  I'm thinking, "No way, in this market, is someone going to look at this house on Day 0."  But sure enough, at 9:00 the first appointment is set for that afternoon.  10:00 the second appointment is set for an hor after the first one.  I'm thinking " Woooo Hooo!  This house might actually sell before I'm ready to retire."

Then at 11:00 I get the call from the Seller.  Something went wrong with their A/C.  Today was the first day they crancked it up for the summer.  It needs to be fixed.  So the appointments get cancelled, I take it out MRIS and the showing service.

The HVAC is only a few years old so it's still uder warranty...but it's a Sunday.  So she'll call tomorrow and get it fixed and as soon as that's ready I should have a pretty virtual tour and we'll throw the switch back on....again.

I was thinking about how I need to be glad that all this is happening up front. We'll get all the bad stuff out of the way and the rest will be cake. 

Then, out of the blue, I remembered a line in an old movie, "The World According to Garp". 

The Robin Williams character (Garp) says, "We'll take the house. Honey, the chances of another plane hitting this house are astronomical. It's been pre-disastered. We're going to be safe here."

I sure as heck hope so!
