Helpful Tips for New Landlords....and Landladies

As you venture into to the world of landlord / investor, here are a few important tips to consider:

1) Determine your target tenant - market your rental property to that client, be mindful of fair housing legalities

2) Consider Section 8 or HOC tenant, the benefits are that you get consistent payments event if the tenant incurs a hardship

3) Know that your property taxes will increase

4) Understand that if you try to refinance your now rental property that the costs will be higher as it will be categorized as an investment by lenders.

5) If you don't rent to a government subsidized tenant, be sure to have a back up plan in case your tenant experiences hardship

6) Become familiar with your county landlord-tenant laws.
