How is the current market in Cary?

As of today, per MRED MLS, for the past 3 months:

We currently have 264 Single Family homes on the market in Cary that are active and available.

  • They have been on the market for an average of 181 days.
  • The average list price is $356,988.
  • During the past 3 months, 32 Single Family homes have successfully closed with the help of their Realtors.  This only represents 56% of the market that have had success.  They took an average of 167 days on the market to get SOLD.
  • The average list price of the SOLD Single Family homes is $286,170 and the average SOLD price is 269,162. 
  • The closed sales took an average of 167 days on the market.
  • With the help of thier REALTORS, successfull sellers in Cary have been getting 96% of thier asking prices!

 

 We currently have 57 Attached homes on the market in Cary that are active and available.

  • They have been on the market for an average of 213 days.
  • The average list price is $204,940.
  • During the past 3 months, 11 Attached homes have successfully closed in Cary with the help of their Realtors.  This only represents 58% of the market that have had success.  They took an average of 157 days on the market to get SOLD.
  • The average list price of the SOLD Attached homes in Cary is $169,373 and the average SOLD price is $153,327.

So, on the average Attached homes in Cary have been getting an average of 91% of their list prices, with the help of their Realtors.

 

We are still experiencing a Buyer's Market in Cary.

The Cary market it really tough right now (especially for higher priced attached single family homes). Hang in there!

Kelly....thanks for your comment.  I think the Cary market is similar to the other markets in our area but I actually think things are starting to improve:-)  It seems to me that attached homes, on the whole, are not moving quite as quickly as single family homes.
