Western Monmouth County is predominantly a detached Single-Family home market. We have few multi-family dwellings bigger than two families and fewer apartment complexes.
Let's shift focus from buying and selling Monmouth County real estate to renting in Monmouth County. Now there are over 50 towns in Monmouth County. I'll spotlight the following towns:
- Colts Neck
- Freehold Borough
- Freehold Township
- Holmdel
- Howell
- Manalapan
- Marlboro
Why these seven? They comprise the Freehold Regional High School District. (Well, actually Holmdel is NOT in the Freehold Regional High School district but it is next door to Colts Neck and Marlboro.)
The average sales prices in the Magnificient Seven are higher than the County average so finding an
"affordable" rental is like combing the Meadowlands with a metal detector and stumbling upon Jimmy Hoffa.
No Hoffa? How about Amelia Earhardt?
Okay, so that one was a smidgen over the top. But we do find our clients these rare gems.
The following chart depicts the rental of a detached Single Family home.
There are cheaper rents in the Condo/Townhouse development.
The tenant typically pays all utilities and the landlord pays for snow removal and landscaping.
But renting is a negotiated transaction just like buying and selling.
Key Points To Renting as Either a Tenant or Landlord in Monmouth County
- The average "term" of the rental is one year but some landlords may be agreeable to a shorter lease.
- Speaking of a lease the tenant will be expected to sign on and provide documentation like a Credit Report, references, employment history.
- Most landlords will actually list the actual people who will reside in the home so an "ambitious" tenant is discouraged from turning the lovely Victorian on Elm Street into a Days Inn.
- By New Jersey law the maximum amount of security deposit is one and one-half times the monthly rent. So if you rent a Condo in Freehold for $1,750 then the most a landlord can ask for security is $2,625.
