Forget about the nasty responders you don't want their business anyway. The biggest issue with requiring registration is that you may be driving prospects to other sites where they don't have to "give it up". I say you have to look at this regionally and what are others in your market place doing.

As much as I don't like to give the milk for free, sometimes it's a necessary thing.

Geri...just let that guy be and don't let it worry you.  I changed that on my site so they do not have to register, because the people who felt "forced" to would just give false information anyway.

I leave sites I have to register with.  People know it is a sales tactc, they know of they register they will receive a call so they go away.  I know people do it and it works for them.  I want my properties seen!  You can have buyers and sellers fill out forms if they wish to be contacted, but I don't think anybody likes registering.  

I don't make people register to see things on my website that they can find elsewhere. Can you come up with a unique value add to encourage registration for other items (market stats, etc.)?

Parts of my website, do require registration. It does help me to know that someone is taking the time to register.  Sometimes it is a ficticuous name, but, I'm over it:)

Geri - I did require registration but stopped in February of this year.  I get fewer leads now, but the leads I do get want me to contact them and they enter accurate contact information.  Good luck with whichever choice you make!

People have to register on my site for more information but they can opy out of receiving email from me and yet look up all the information.

I have heard argumens on both sides of the question.  One one hand, you would like to know who came to your site.  On the other hand, unless the information is unique, why should someone sign up to get what they could get elsewhere without divulging their identity.

Before I became a Realtor, I never registered and I hated that they would ask me to. I used to think they just wanted my information so they could contact me:)  And if I wanted to contact them, I would.

I still feel the same way and I do not ask for information from anyone. They know how to get me if they want me.

We have to be realistic about the way the Internet has expanded our business practices. We are here blogging to increase business and that alone will bring in buyers. No need to capture them until they come to us.

The object of the game is to have something "they" want:)

I know that before I became a Realtor I would give bad info. I just wanted the info I wanted. If I decided to do anything with it I would. My website does not ask for info unless they want to give it. Sometimes people are looking for family and do not want to be bothered yet. But they will remember you when the time come.
