It is important that your prospective buyers be wowed as soon as they set eye on your house. First impressions count for a great deal, so give it your best shot to have your home in the best condition for showing.
First of all, clean everywhere, and don't forget about the bathroom, where every buyer will look and remember.
Start from outside. A fresh coat of paint, as inexpensive as it may be, will drive the price upward with as much as a few thousand dollars. Also, don't forget to clean the yard, even do some cheap landscaping with shrubs for a great effect.
Inside, the master word is de-cluttering. This is done for two reasons. First of all to create an impression of space, especially in smaller rooms, kitchen and bathroom. Second, the buyers want to imagine your house as their future home and it's hard to do that with bits and pieces of your life scattered everywhere.
Next, you should make sure the house looks as welcoming as possible. Once again, a coat of paint will do wonders for your walls. You can go classic white, or beige, any neutral color which will help the buyers imagine themselves living in there. Another cheap solution is wallpaper.
Buyers are turned of by floors that are dirty or badly kept. Make yours shine, either by renting a floor machine or by hiring a professional to restore them. If you have carpeting, then steam clean your carpets until they are fit for showing. If the carpets are too deteriorated, you can either buy new ones, or get samples for the buyers to see. The gist of the latter that you'll pay them a specified amount to install the carpet of their choice.
