Internet Success.

In January I started getting calls from prospective clients off the Internet.  My favorite words are now "I found your site on the Internet".  Since January I have closed 3 deals already and have 2 more that are real strong leads.  I am getting a lead a week.  I don't know if it is Active Rain, a combination a lots of information on my website, or SEO that is starting to work.  I started with an advance access site, added IDX but advanced access didn't really explain keywords and content well enough.  Over time I learned how importance of having key words through out the pages of your website.

But the bottom line I am hearing from clients that have visited my site is that they like the information.  If you have a website give the clients valuable information about the cities you represent they may use you.  Give them information about the schools, the location, the styles of homes, the parks, the shopping.  If you know about subdivisions get into specifics such as walking trails, holiday lighting, neighborhood events, styles of homes, how many homes, include pictures.  Make your site like www.localism.com  A little bit about yearly events, and a lot of information about the city.  Provide some links.

I have climbed up the ranks in over 20 categories in my area.  I am on the first 2 pages on Google in many areas just for my website, not including Active Rain blogs.  Remember the more you show up on search engines, the more chance you have of clients finding you.

I don't have a good lead generation system on the site yet, but all these customers are picking up the phone and calling.  THE INTERNET WORKS, BLOGGING WORKS.

My advice to you 1) is blog honestly, let people know who you are.

                         2) Build a website that is packed with local information about your area 

                         3) Use keywords that you want people to find you by

                         4) If you don't have the time consider hiring a local co-op student to help out (call your local school)

                         5) Consider having a contest for kids of all ages.  Give a $250 gift certificate for kids to write about the local town.  Give them categories such as fire department, police department, yearly community event, school.  Have the rules include to have photos, that they give you the right to use the article on your website.  You will get your local information and provide a community event.  Plus the parents will come to your website to check it out.

Don't say you don't have the time.  Hire it done.  Don't say you don't know how to do it.  Read about it on Active Rain.  I am fifty years old and was never a computer geek.  I have trouble hooking up new gadgets.  I still don't know how to record off the TV.  But I am learning to do this because I set my mind to it.  Give potential clients the information they need to make a good decision.  GIVE RELOCATION PEOPLE, GIVE BUYERS, GIVE SELLERS THE VALUABLE INFORMATION THEY NEED.  IT WILL PAY OFF.  I recieve  emails from people that thank me for some of the tax information,  give a little something to the community.  It never hurts, it makes the world a little better place to live in.

The internet is the best source of business these days.  Over 90% of my business comes from internet leads.  I do a blog that gives the daily hotsheet and people love it.

Good job, Russ. That is a great suggestion for hiring high schools students in creative writing. My daughter is taking a class on writing with dual enrollment at the community college, I'll talk to her about it.

Russ, this is such good advice.  I also have found that my good leads are increasing through the power of blogging and tweaking my static site to have fresher content.
