Have you seen this?

Folks engage an agent to market their home.

Up goes a sign in the front yard.  And a flyer box or Info-tube.

About 20% of the flyer is dedicated toward selling the subject property.

The rest is marketing for other listings.  That seems a little improper to me.

Well, I do it a little differently.

I tell my clients, "I do not use your front yard for marketing me, or my other listings.  Yes, I will get calls from folks who quickly decide they are not interested in your home.  Yes, I will offer to help them find something suitable.  That is part of the business.  What I won't do is put flyers in your yard that say, 'Check out these fine homes.'  My efforts on YOUR property will be focused on selling YOUR property.  No other."

It seems to be well-received.  People don't wish for others to fail.  They just want the best opportunity for personal success.  They want the agent focused on their home sale.

If it works for them, it works for me.

Mike, Your argument is good if it is your only listing, but if you have several listings, then you can "market" them all on each of your listings. More exposure.

I have never had a problem with telling a homeowner that I only work to sell their property while on their property.

They know I have other listings.  They just agree with me that my work at their home should draw people in, not divert them from their property.  I liken it to agents who meet people at Open Houses with a full list of alternatives before the visitor has seen the entry foyer.

Mike, I don't believe I've ever seen agents do what you describe. Is this something you've seen in Cary often?

Mike, I haven't seen that in my immediate area, but I have seen it in others.  I think it can work both ways if marketed correctly.

Hi, Mike - I've seen a few agents use this technique, but I never quite got it. The whole purpose of the sign/brochure is to sell that house... it's not a platform from which to market all our other listings. I suppose it could make the phone ring, but there are other ways to make that happen.

I see it from time to time.  Also, it is not uncommon to see the brokerage advertising their services more prominently than the featured property.

I tell folks I will stock the box with full color laser printed flyers.

Somehow I think they figure it is to try to sell THEIR home.

I'm always shocked when I see an occupied listing where one of the uber-agents around here goes on to attach a sheet - or three - of their other listings.  Vacant houses, not so much, because the Seller probably has no idea it's going on.  Even though I agree with you 100% - the job you were hired and entrusted to do was to focus all your efforts related to that house ON that house.

Hi Mike,

Thats what some of the so called sales trainers are telling their students to do. I find I do much better using the BACK of the flyer to put financing info on.  Like how much per month it would cost to own that house with different amounts of down payments.  This way my lender "friend" shares in those color copy costs, and he gets his name out there as well.
