I once heard.....

"The best way to get back on your feet is to miss two car payments!"

Real Estate is what I call a 90 day business.  To me, that means that even if you started to get real serious, right now, it would take 90 days plus or minus to get cash in hand.  Given searches, paperwork, money exchange, title, etc.

So, based on my calculation, 90 days exceeds that two car payment time period which means it's time to go to work or look forward to a workout plan like no other!

Dennis, Very true.  The months that I am really busy and dont prospect......i pay for it around two months later!

Consistant lead generation will fix your problem,call 10 people a day, you do know 10 people a day then get out and meet some new people.  Let me know in 90 days how that works for you.

Katie, Robert, and Matt thanks for posting....

Katie and Robert, what I can tell you from my experience, as a team leader, manager, coach, and agent is that the real estate roller coaster--that is the income/lead generation disparity--goes hand in hand.

More specifically, the more work we have, the less we look for work (generate leads...market etc).  Then when business is slow, we look for business.

Here is what I have to offer to that....our BEST leads are found withing the very deals we are doing and the very people we know.  Statistically, we earn most business from referrals which of course is found within relatinships that exist. 

Our best way to do that is personal contact, but at the same time, we need to systematically follow up with a database management tool that allows us to be busy, but still be marketing, even when we are busy...I hope that makes sense.

Matt, as a former TL with KW myself, when I read your post, I had to look at your profile because I just knew which company you worked for....  I agree that consistent efforts to generate leads daily, be it through calls, relationship management, or other more simple or sophisticated means is critical to making things happen.
