Are you fishing with the right bait? Active Rain is a great platform that the search engine spiders like to come and check out to see if there is any good content they can feast upon.

In order for you to get calls from sellers who want to list their properties with you and buyers who want to buy a property with you as their agent you must go fishing but just as the fish won't bite if you do not use the right bait so the consumers will not bite if they can not find you or you do not provide them with the right bait.

You can write great content and that is very important but if you are not using the right long tail keywords that matches your content your blog will not get found by the consumers who are searching.

Using general keywords is good and has a place but you are going to get much better and faster results with longtail keywords.

With highly competitive keywords you may get lots of leads but is it leads you are looking for or are you looking for that seller or buyer that is looking for you? While general keywords can generate lots of leads, the quality of those leads are poor to say the least. That is why I do not like adwords campaigns for real estate. You see, the time you spend sifting through leads to see if they are good or bad is time that can be better spent working with buyers and sellers who are ready to buy or sell today.

You get fewer calls from longtail keywords but those calls are high quality and within a month or so from making a buying decision whereas someone who calls you based on a general keyword is anywhere from 6 months to 1 year down the road from making a buying decision and many times they also are not set on the location of where they want to live.

On my blog I get a lot of questions from AR members as to what is a long tail keyword.

A general keyword would be, 'Florida Real Estate'. Now how competitive do you think that is? There are 15,900,000 pages with that key word listed in Google.There are 26,949 searched per month for 'Florida Real Estate'. Even if I ever come up for that term when you think about it what are my chances that the person putting in that search term would be moving to or selling a house in Wellington Florida?

Even if I use the term Wellington Florida Real Estate; that is still too general. Not only that you have websites where someone is paying to be on top of that term. I don't want to compete for that term. A person looking for Wellington Florida Real Estate is still too far out in the buying and selling decision.

For the best results where I do not have to sort through tire kickers and people who are a long way out in the decision process I like to find keywords that have less than 6,000 searches per month on Google.

I want the call just like I received last week from a lady looking to buy a home in Buena Vida Wellington Florida. 'Buena Vida Wellington Florida' is a long tail keyword. When I answered the phone she said, " I want to talk to the lady who is the expert on Buena Vida homes." I have written a total of 1 post for Buena Vida Wellington Florida.
Those long tail keywords just procured me a buyer who is ready to buy at the end of January.

Our main long tail keyword is Wellington Florida Luxury Homes. This is what you see when you put that search in Google:

Notice that our Active Rain blog is on the first page 2 times, Localism is on one time and our website also gets a spot. These are the kind of results you want to be getting. Hoobley has great SEO and I need to start posting listings on Hoobley. It is just time consuming and not automated. Move.com has the first spot and it will be tough to ever beat them out. I am not that interested in doing so because I have found that most people do not go to the first 2 sites on page one if they are really serious searchers and are ready to make a buying or selling decision. When I am really searching for something I skip over the first two sites that come up because the meat of the stuff I am looking for is usually at #3 to #10.

Now let's do a comparison for a Localism post that I did with the longtail keywords,' Cats Gymnastics' and ' Cats Gymnastics Wellington'. If you notice that when we do a search for just 'Cats Gymnastics' we come up with sites that are above my post that have nothing to do with what we want to find which is a Gymnastics school in Wellington called CATS gymnastics.

But when we add the word 'Wellington' to the search my post comes up much higher on Google and I get 2 spots for my Active Rain blog post about Cats Gymnastics.

This is why you want to write posts using the longtail keywords. So write about your neighborhoods, the local schools and events in your area. Since most of the online searching is done by women think like a mother when you write your posts. What would a mother want to know about before moving to your area? For sellers, think what do sellers want to know about before they list their home with you and I can promise you it will not be about how great thou art! Write for their favorite radio frequency, WIIFM.

Yes long tail key works work with Goggle, check out one of my listings using long tail key works Victoria BC Gordon Point Ocean View Home ranking 1, 2, 3, 4 6 & 7 with 5 another agent advertising my listing on a points to site..not bad, Gordon Point Estates is a very popular upscale development for luxury homes, so any search there found me. Oh we have a pending sale, and several buyers.

 I'm # 4, 6 9 & 10 on just Victoria BC Gordon Point Estates

Excellent explanation and advice, Katerina. I think there's a somewhat inverse relationship between keywords and the size of a particular market. In much smaller markets with a limited number of agents, it is easier to achieve higher search ranking for the main search terms. As markets get larger, that's where the focus on hyperlocal content and long tail keywords is more important. For either market, I definitely agree that the more specific the keyword, the better the lead.

Katerina... some great tips....  you make some excellent points and I learned some of this recently up in NYC last week. In my opinion, the average client will click 1 and 2 more than 5 and 6... and possibly even 3. It's even been proven that the first 2 links will see more clicks than the 3rd and 4th....  and it is common sense. I just think it makes more sense for you all because you know the game and how this works... and because of move and some of that content. But not the general public.  This is just my .02.  But overall... this was good information.

You can use key word suggestion tool to get ideas of some long tail keywords for baby boomer retirement planning and find out how much they are searched for. I use key word tools all the time. There are simple free tools you can use. I like more extensive research so I pay for keyword tools that Internet marketers use.

What are some of the parts to retirement someone would search for. Break down each one of those elements on your competitive keyword. 

How about: How to retire before the age of 65?

Use specific retirement plan words too.

Senior retirement strategies that work.

what is the right investment for 40 year olds.

Take any of the posts that you have done already and look for longtail possibilities within the posts and then retitle them.  Katerina

I suppose that depends on what research we are looking at and what the searcher is doing in their search. I said that when I am doing research, I meant the nitty and the gritty of a subject matter. The juice is usually down a bit more and most heavy internet users know that so we automatically skip down a few sites.

Yes, most people will click on #1 and #2 but they also click out as fast as they clicked in. On my statistics I can pull up the google, yahoo and msn search pages that showed up when the consumer searched their term. It will also show me what they clicked. I can tell you that nearly every time that I am #4, 5, 6, 7, and 8 they clicked on my blog post and not the ones above me.

Maybe I have great descriptions that show them that is what they want to read, I don't know that part for sure.

The lady who called me about Buena Vida is 67 years old and told me she knew not to click on the sites with move.com and the main website for the community. She did click on my post which was #4 and she is ready to buy a house. It is a better quality consumer. 

I have also found that with my other online adventures in different arenas from Real Estate. Katerina

Katerina- I have always been a big fan of the long tail and know it works very well. I don't think many people use it but my bloglog is a fantastic too for tracking how people find your posts. Most think of my bloglog as a tool to see who has visted your blog. That is nice but their tracking software is fantastic!

Katerina:  Your blogs are always filled with so much information it makes my head swim.  We do google adwords and as you say we aren't getting the greatest of leads.  I'll have to figure out the long tail adwords.  You really have so much to offer and I'm so appreciative of the time you take to share with us all.
