Again, if you don't know about Localism our consumer portal which is under development you can read more here.  As promised we are pushing new features every couple days to get us to an official launch in a few months.  This morning we released an update allowing members to add communities/neighborhoods/urban villages, or whatever they are called in your city.

One frustration I've often heard from consumers or agents a like about real estate sites is the information stops at the city level.  Almost all cities are broken down into smaller regions which often don't have standardized names or boundaries.  This makes it very hard particularly for someone relocating to determine where Kelsey Creek is in Bellevue, or find information in that area of the city.  We've added a simple interface which will allow our members to add these regions within cities as well as place them on a map which will allow us to display more useful information to very soon.  You can already upload photos to the neighborhoods and you will soon be able to add blog posts to them, and also list your profile in them.

To add neighborhoods on Localism.com login using your ActiveRain username and password, navigate to a city and you will see a link on the left hand side of the screen.

Once you choose to add a neighborhood you will be prompted to enter a name and also place a marker on the map representing the approximate center point of the neighborhood within the city.  You will probably have to zoom in using the +- controls to more precisely place the location.  By adding this centerpoint this will allow us to begin displaying maps of the neighborhoods within a city, which will greatly assist consumers and real estate professionals alike.

Please comment on this post if you have any questions.

Update:  Oh, I forgot to mention, we will give out points for adding these neighborhoods, though point distribution is not yet automated.

Update: Points scored on communities are being adjusted right now.  However please know that adding these neighborhoods and their locations is very beneficial to the community.

Hey guys, Hate to ask again, but here goes. Is there a way, that if I post something to my city, it can also show up under county and state?

BTW Localism is really starting to look good with all the photos that have been uploaded. Great job!

01/06/2007 04:56 PM by Bryant Tutas-Tutas Towne Realty, Inc

Matt, don't you ever sleep? Very nice! It looks like it's time to get busy again.

I just checked things out and they are looking good!

There are many neighborhoods that are currently listed as cities in Kitsap County. How would you like us to handle that? For example, East Bremerton is listed as a city. It is actually part of the City of Bremerton. We have East and West Bremerton, which I just added as neigborhoods. I am also seeing some duplications. For example, Bangor & Bangor Submarine Base are one-and-the-same.

Please advise.

Thanks Mark

Great idea- I'm headed over to the site right now.

Just when you thought you could get away from the computer for a few minutes........

You guys are unbelievably a wonderful group!  Thanks so much for all the hard work you are putting into Localism.  I know I speak for everyone when I say we all appreciate your hard work greatly!  I'm logging in right now to check this update out!

Bryant - I have that same question.

01/06/2007 05:17 PM by Pascack Valley Real Estate>> Lisa and Robert Hammerstein (Coldwell Banker)

Bryant/Lisa: Will give some thought to that and see what the best solution is at the same time, we add the ability to make posts to neighborhoods.

01/06/2007 05:19 PM by Matt Heaton (ActiveRain Corp.)

Great!   Love it!  Ok I have a unique situation there are neighborhoods that are Naples/Marco Island.  For instance I added Isles of Capri to both as some consider it a Naples community and other consider it Marco Island.  And I second Bryant's motion for things to flow to county and state level!

Naples has a couple of neighborhoods that are listed as cities...   How do you want to handle that?

Matt and all the gang.....Thanks again for making Active Rain such a great place to be. Thanks for the updates.

01/06/2007 05:27 PM by Christopher Walker Hemet CA Real Estate (Mission Grove Realty - REO Homes & Investment Property)

Ditto Bryant's request. It needs to flow up to the city/state level.

If the official launch is in a few months, can the consumer view the site now? Is Google picking it up?

01/06/2007 05:35 PM by Elaine Reese, REALTOR® in central Ohio (Real Living HER, Worthington Ohio)

thanks once again!  i'm with the others-it's SO helpful if the information flows up to as many levels as possible in-state, since a lot of buyers are in that beginning stage and don't know enough to get that specific yet-but we want to be specific in being neighborhood experts.

01/06/2007 05:38 PM by Leigh Brown Charlotte NC Broker/Owner (RE/MAX Signature Properties)

Matt, I have a very long list of places that are listed as cities in Kitsap including SEATTLE!

What shoud I do with it? If I start adding these "Cities" as the neighborhoods they really are, it's going to get ver messy very fast. I don't want to do that to localism.

There are 51 neighborhoods that should not be listed as cities (not listed in phone book or USPS, most do not have a seperate zip)

01/06/2007 05:40 PM by Mark Flanders (Olympic Northwest Mortgage)

This feature will be great for some of those big cities: NYC, Miami, etc.

Thanks for making the change.

01/06/2007 05:43 PM by Knightlines Mortgage Services, LLC

Mark: We've gotten lots of complaints about that in many areas.  All the cities are off a standard data set that we purchased, but if you send us a list of the problems we will fix what we can.  We have a few lists from others include Colleen that were going to incorporate.

Elaine: Yes, consumers can view the site now even though we consider is under construction.  We've got some big pieces that we're going to going make available during an "official release" along with a bunch of PR stuff to draw attention to the site.  Yahoo has already indexed about 2k pages of the site, both MSN and Google have been spidering it but have yet to add it to their index.  It is getting a fair amount of traffic because it is linked to from all the state/county/city pages on ActiveRain.com

01/06/2007 06:01 PM by Matt Heaton (ActiveRain Corp.)

Okay Matt, it's on the way. Thanks.

Update: It's in your email.

01/06/2007 06:04 PM by Mark Flanders (Olympic Northwest Mortgage)

Got Ben working on some administration stuff for us next week so we can quickly solve those city/county issues from the original data set.   Hey at least it's a thousand times better than the cities listed in most MLS's (don't even get me started :)

01/06/2007 06:07 PM by Matt Heaton (ActiveRain Corp.)

Matt -- this is going to be amazing!   Just wish that the zoom would stay put each time I try and go into add!!!!!!!

Thanks for all you do!

01/06/2007 06:12 PM by Western New York Home Sales | Colleen Kulikowski (Hunt Real Estate ERA)

In Chicago and outlying suburbs the zip code is what controls the area. I am now confined to Bloomingdale, 60108, but my market area is countywide. How do I do this? Do I enter 30 zip codes as my area?

01/06/2007 06:16 PM by David Spencer & Assoc., Broker & Lic. Instr. CE and Pre-Lic.

Matt- I've been out to localism and am excited about the concept.  The only thing I noticed was that you have the "top Realtors" and "top mortgage broker" lisitngs, but is there any chance you are going to add Stagers?  I would love to be able to neighborhood blogs myself.  Not looking the gift horse in the mouth, really - you guys are awesome and this site is the best.  Just wondering.

Matt, I know exactly what you mean. I won't get you started. Again I find myself thinking, "this is going to be huge".

Hey, by the way, I got 2 leads from AR on Thursday and then another on Friday! Thankyou  to you and your crew for the business! My paycheck loves activerain.

Dear Active Rain Network

I am experiencing the difference from LOCALISM ALREADY!  This is SO great.  Thank you very much.  I too appreciate all the effort, time, & planning placed into this project!  The advantages of being a member of Active Rain is incredible:  support, education, fellowship, exposure, networking, opportunities, placement, and now LOCALISM!

And to have arrived here on the ground floor is a privilege that i will NOT take lightly. If there is something i can DO FOR YOU, please ask of me.... i'd like to express my gratitude.

Thank YOU!

Matt,

It would help if we could navigate N, S, E, W on the map in addition to zooming in or out.

I noticed that I could add neighborhoods today, thanks for the great feature, I plan to add neighborhoods tonight, also Donna is still waiting to be able to add herself to differant conties, I was wondering the same thing, I have a few counties around jefferson city I would like to add my self to, I would also like to be able to add my self to different towns within a county, for example in cole county I would like to be listed in Jefferson City and Russellville, are you adding this feature

Will I guess I better start taking pictures and learning hot to navigate around, the site and idea is great. The only problem, I still hate change sometimes.

Thanks for adding neighborhoods.  I love localism.com - - what a great idea.  Thanks again AR.

Ok, Matt, I just added photos to the right side bar. I entered them under Ohio, but they are for three different suburbs which are part of my market area and they are located in two different counties. In addition to adding them to Ohio, should I also add them to the 2 counties, and 3 suburbs?

01/06/2007 09:04 PM by Elaine Reese, REALTOR® in central Ohio (Real Living HER, Worthington Ohio)

Hey Guys,

The site is starting to look great! I think it's important to break it down to neighborhoods..It's what will seperate your site from the others by far :)

Happy New Year!

All of this is very exciting, thank you Matt and all the people working on this.  Can't wait to see what happens next....!  I am learning more and more everyday, and everyday something else comes up new... this whole concept is evolving so quickly....hang on to your hats...

Daniel: The site is still a month or two from launch.  We see it as kinda a community development project, were supplying the platform and but the members here are the ones really building the site.  I will guarentee we will drive some pretty significant consumer traffic just like we've been able to even in the early going with ActiveRain.

01/06/2007 11:26 PM by Matt Heaton (ActiveRain Corp.)

I added a lot of communities today, added pictures last week, have posts in each of the areas available.  I see other Long Beach members pictures, but no contributions, it is really kind of strange, it looks like my own site, lol.

01/06/2007 11:37 PM by Laurie Manny, Long Beach Homes - Long Beach Condos (Main Street Realtors Long Beach California)

Matt, Thanks, I have a few things to ask you. I noticed you will be adding points for people adding communities, when will the points be awarded, should I add the communities now or wait until the point thing is fixed. I was also wondering if we will ever be able to add our selves to other areas, For example My primary market is Missouri, the county is Cole, and the city is jefferson city, I would like to add additional cities for cole county and add an additional county

01/07/2007 12:23 AM by Daniel Lowery CNS, e-PRO, Broker/Sales (Coldwell Banker Gordon Co. REALTORS)

Matt,

We are currently limited to posting to just the one city.  Will it be possible to post them to multiple cities?

01/07/2007 01:07 AM by Laurie Manny, Long Beach Homes - Long Beach Condos (Main Street Realtors Long Beach California)

Allowing consumers to drill down to a neighborhood level shows a great understanding that real estate is local. I think this will be a great resource for the agents who contribute and use it correctly.

01/07/2007 01:09 AM by John Novak - Las Vegas and Henderson NV Real Estate (Keller Williams Realty The Marketplace)

Thank you!

Your timing (or mine?) is great!  This idea of Localism or what I have been calling Urban Villages (not in the traditional sense) is one I have been working on for nearly 2 years and had not found a way to implement.  I am adding lots of communities...35 so far!  Did I say Thank you?

Matt,

Thanks for the update. I too will be doing my share to identify communities within the townships, boros, and cities.

01/07/2007 05:15 AM by William Collins, Broker Associate (ERA Queen City Realty)

I have made quite a few additions to localism.com and like the service. I have posted on the tech forum and sent an email direct - thought I would see if I could get a response here - when I put in a community under a city it looked like there would be a link to the community for the public ( it let me add a photo inside the community) but now it looks like they have just been added and do not link.  Not sure where the photo went that I added. Not even sure it's a problem - but I think it would be nice to click on a community and see it on the map and with a photo.

In case it's needed I am posting in Flagler County, FL.

Thanks for all your hardwork, I am going to have fun with localism, this is going to be some site.

01/07/2007 07:31 AM by Jennifer Fivelsdal, Rhinebeck NY (Keller Williams Realty)

Matt, will there be a way to post directly to a community on our blogs?  Right now we can post directly to our state and city, but when we add a community to Localism, I don't see a way to do it.

01/07/2007 07:56 AM by Karen Hurst ~ Real Estate Broker ~ Warwick ~ Rhode Island (Storm Realty LLC)

We've had some questions about Kansas City. Kansas.  All of the communities (actual towns/cities) of the Kansas City metro area are on the list, as is Kansas City, Missouri, but not Kansas City, Kansas.  That stopped some entries at the county level.

You are doing so FANTASTIC at this -- an entirely new and beautiful way to showcase an area's information and properties.  Are you real or a chip? ;)

Ohhhh, Passion!

Blog capability for specific communities will be a welcome addition in the localisim arena. I'm looking forward to being able to add comments and news about my specific areas of expertise.

One comment - I haven't been able to edit the community information once it's set - for example, one of the subdivisions I entered I accidentally plotted the wrong location. In order to change it, I had to completely delete that community and re-enter it.

Besides that, looks pretty good. I'm sure the interface and organization will be updated as this site gains momentum.

01/07/2007 03:33 PM by Eric Rogers (Century 21 Pro-Team)

Hi Matt - I love the new Localism site and loaded a few pictures of my area.  It is great to be able to see the pics from around the county.

I had the same question as Kimberly Wester.  The main page for each area lists only Realtors and Mortgage brokers.  Are you planning on expanding this to include other professions involved in the real estate industry? (Stagers - the red headed step children of the real estate industry would love to be listed.)

01/07/2007 06:49 PM by Maureen Henry - Rockland Home Staging (www.rocklandhomestaging.com)

Hello Matt,

I have started to document the neighborhoods in my area, it is a lot of work.

I think I might include my own market updates for each of the areas moving forward.

01/07/2007 08:39 PM by Rory Siems (Prudential California Realty)

I agree with Rory. Plotting the maps is laborious. I keep zooming in and with the two tiny zoom in - zoom out boxes, if my mouse slides a little, I accidently hit the zoom-out box. I did realize that I can pan by holding & dragging the mouse.

I may be having a little more difficulty with the map due to the size of my laptop screen.

01/07/2007 09:32 PM by Elaine Reese, REALTOR® in central Ohio (Real Living HER, Worthington Ohio)

The site looks great but I will be getting my New Mexico lisece this year. How will I get listed in those communities which are 10 min away.

01/08/2007 08:32 AM by John Rogers (Century 21 APD)

Suggestion - as part of the launch would it be possible to design and post a "Localism" invitation that we could print on DIY business cards or other collateral to distribute to consumers?

01/10/2007 10:01 AM by Suzanne Marriott, Associate Broker, CLHMS, e-PRO (Keller Williams Realty Professional Partners)

Hi Matt

How is NYC?

After we add communities will we be able to post info about each community?

Any word on progress for awarding points for the community building?  Not that it's at the top of your list - but wonder where it sits currently....

I have just created a new "group" on ActiveRain for anyone who is interested in Localism.  I have called the group Localism Beta for lack of a better term.

I have seen a number of different blog posts on the topic recently, including yours and yet there is no central place to locate articles that are written on such an important topic.

I would like to invite you to join the group and the edit your post and include the group as part of the distribution for others to easily find.  I would then encourage you to look and see what others have posted on the topic and share your thoughts and insights.  I am sure most of what we will see is support for the site as well as a tip or technique to best leverage it's potential to our benefit.

I am also certain that there will be some lively debate over the direction that Localism should go.  Now, I do not know what the ultimate business plan is and how much tweaking management will do on behalf of the users who have their own ideas on the site and how much is already set in stone - but certainly a debate is good for all.

So please, post your article and join us.

Now Have a Blessed Day,

John Occhi. Hemet CA REALTOR®

PS - All who read this post are more than welcome to join as well.  Please get involved and learn how to make this your most valuable internet resource

Just trying to catch up on everything I missed during the past week.  Point rewards for adding communities will happen Tuesday morning, and from their on out it will be automatic.  You will also be able to post blog content to communities Tuesday morning, and by popular request community blog content will show in cities, city content in counties, and so on.

Localism is very strong!!!!!!!!!! I love how you can focus your blogs on certian neighborhoods in your area. This will lead to even more conusmer feedback :)

First of All, Localism is sweet.   I love the idea and I love the concept...all the research I have been doing to incorporate a more heavily local key-word selection for my upcoming blog posts for this year has been paying off nicely for helping build this project.   I have noticed trulia has a very similar platform (at least in Detroit) they break down by neighborhood as well.   We all know AR beats the pants off of Trulia as far as I am concerned.

Anyway on to my questions...I know you guys are probably really busy and don't have a lot of time to work on stuff like this, but I have a few questions about Localism

1.  Why is the city of Detroit listed 2x.  once in Wayne County and Once in Oakland County.  There is only one Detroit and it actually is in Wayne County....my wonderful content about the city is split into two for some reason and some of it shows up in Oakland county Detroit and some in Wayne county Detroit....again the city really is located in Wayne as far as I know.  Please somebody tell me to shut up if I am wrong on this one.

2.  Browsing a few other cities to get ideas about what to add, I noticed some places add parks, schools and even buildings.  I even added a large condominium complex because I wasn't sure....What is the official stance on this....are we to add things like this...(as I am pretty sure you are looking for "content."  Or is this too off base for now and should we only be adding actual neighborhoods and local communities?

Thanks for the help and clarification.

 Josh

01/24/2007 03:09 PM by Joshua Plummer (Comerica Bank)

Matt I'm sure you know...but it looks like, at least for King County, what's listed as cities are Post Office locations, rather than actual cities.  I just sent in a list of Seattle neighborhoods that were listed as cities (all those neighborhoods coincide with a post office location within Seattle).

I have been adding popular/large neighborhoods to Localism, and I hope to add specialized photos and posts to "flesh" them all out, as the weather clears up.
