Yesterday I attended the unveiling of the Villas at Del Webb.  Needless to say I was very impressed with the turnout and how well organized Pulte was for the introduction.  Several homeowners volunteered to get the word out on what a great community Del Webb is becoming and Pulte does a fantastic job of marketing to Seniors.  I've learned quite a bit about Seniors through attaining my SRES designation and also working with this market segment. 

Why are so many retirees moving to North Caroina?  North Carolina is becoming the new Florida.    Many people who planned to move to Florida for their Golden years have now moved to North Carolina instead.  Several reasons my clients have decided to move to North Carolina include lower insurance rates, low taxes, affordability, and with the increase in global warming the state is quite pleasant but not unbearable during the summer months.  The boom in this market sgement doesn't seem to be showing any signs of ending any time soon, despite an overall slow down in housing sales. For example, I think there were 300-400 people that attended the Del Webb unveiling yesterday.  My husband commented that Pulte is brilliant to capture the change in this market. 

North Carolina is NOW the #1 retirement destination in the U.S.  In addition, Raleigh is one of the top 10 cities in the U.S. to relocate to, which sent Raleigh's real estate market reeling on a steady course of appreciation but not uncontrollable. The median price for a home in Raleigh is $239,000 and it is forecast to appreciate a strong 5.9% in 2007, according to Housing Predictor. Raleigh offers older neighborhoods, which are steeped in southern tradition mixed with new housing developments.

Tracy.... you might have about 30% of the people from New Jersey moving down your way in the next 5 yrs... lol  I didn't catch it, but there was a news segment about a month ago stating the 50% of the people living in NJ want to move. Everything in this state just costs too much. The 2 biggest things, property taxes and car insurance.   And Pulte is a good builder.

Tracy:  It's so true that many are moving to North Carolina and North Georgia in my little tri-corner of the state where we border Tennessee and North Carolina.  We are anticipating a flurry of New Englander's coming our way soon which of course, certainly includes North Carolina.  I think North Carolina has some of the prettiest mountain ranges on the east coast.

Tracy--I can see the attraction of NC not as hot in the summer as some parts of FL and probably not as pricey either.,,yet. Good information for those considering a move.

Tracy - Pulte builds a really nice home.  This will have a very possitive impact on your community.  When thinking about retiring, you have to think about low taxes, low insurance and housing.

Tracy, I'm not surprised about North Carolina becoming the country's top retirement destination.  I've been there a few times, and it is such a beautiful state, from the beaches around Duck to the mountains.  It's at the top of my list.  Of course, I'm never going to retire!

I live in a Del Webb community, Sun City Huntley, in Illinois. It is a good place to live. I've also gotten my SRES designation to better serve the senior community. If I was really retired, I could take advantage of all the things Sun City has to offer. Pulte has about 250 more houses to sell here, then they will be done with the development. We will have about 5500 homes when we are complete. The original houses here are Del Webb before Pulte bought them out, most of the houses were built by Pulte.

I've been to North Carolina a few times and it is a beautiful state.

Rich, 5500 homes!!! That's a lot of homes. Illinois home prices are still pretty reasonable so that sounds like another great alterative to FL or NM!! You should come visit.
