So many times the seller assumes that a buyer can see past the small repairable items within their home. What they don't understand is by taking the additional time to complete these small task in advance, the offers they will receive will be more appropriate to meet their selling price.

Replace any broken doors or parts within your home.

These include light bulbs, plumbing fixtures, etc.

By having your home in tip top shape, the Real-estate professional can achieve the top price for you. First impression is every thing in Real-estate. Don't give the buyer a reason to move on to the next home. Take a step back and view your home through the buyers eyes. Would you make an offer on your own home as it currently shows?

Take the time to complete a free sellers check list and rating system on your home before you list and show your home.

Michael, your right. It's the biggest hurdle the agent has to contend with these days. Seems like every seller has the same thought process. I'm sure they wouldn't go to trade their car in with mud all over it.

I am always amazed as to how many Sellers do not see the connection to preparation and a successful end result.
