As Real Estate Professional's in Baltimore County, Harford County, and Cecil County area, we are always looking out for our clients needs first and foremost. With that said, let me begin the story here.........

A few short weeks ago, we were working with a non-contingent buyer, who was eager to get into a new home. She knew what she wanted, and was excited to begin the process of making her dream home a reality. We work hard for our clients, putting their needs and wants above all else. We strive to provide them with the most excellent customer service, and WOW them, so they feel confident to reommend them to their friends and family.

New construction was extremely important to this buyer, and I did the research on the new construction communities available in the areas of her interest. Taking her to the Autumn Run community, in Harford County, located in Abingdon, her decision was made.

Autumn Run offered everything she was looking for in the price range she was comfortable. Shortly before bringing this buyer to the sales center, associates from Gemcraft Homes, and the Autumn Run Community, hosted a breakfast at our Long & Foster office. They met us with the great incentive of a $5000 bonus if we in fact brought a buyer and settled before the end of the year.

Excited about meeting and excited about meeting and exceeding the needs of our buyer, and recieving a generous bonus was extremely exciting for us. We now knew we would be able to provide our four children with a wonderful Christmas. Until the day we were to write the contract......

Calling the sales center to verify the time and the place to meet to write the contract, I also inquired to verify commission and bonus. That is when the Grinch of Gemcraft was revealed! Mr. Salesman, as I will call him, informed me there would be NO BONUS due to the fact that the price of the home had been reduced prior to us finding the property. How does that affect my bonus?? How does the Grinch of Gemcraft lowering the price of the home prior to our interest affect my bonus??

There was never a decrease of the price or negotiations to lower the price between our buyer and Gemcraft. There was no additional incentives offered to my buyer other than the $10k towards closing they were offering throughout the community.

MR. SALESMAN has a solution! He offered me to take half of my buyer's 10K in closing help to pay my bonus. Wasn't that nice of the Gemcraft Grinch. The Grinch had the nerve to call us GREEDY. We are not greedy, we wanted the monies that were offered in person, and on flyers associated with the community.

This property was not a resale. This property met the criteria which was listed and discussed in our office, amongst our agents. ANY HOME IN THE AUTUMN RUN COMMUNITY. Buyer's beware. Agents beware. We brought a non contingent buyer to Gemcraft Homes, settled in the 10 days they requested (or else they were going to add a hefty monthly carry over fee), and gave them the increased deposit they demanded.

Let the Grinch be known... Gemcraft homes are the Grinch that Stole Our 4 Kids Christmas... There may not be all the extravagentgifts under the tree this year due to them reniging on their deal, at least we have a clear conscience. We looked out for our buyer, and did not sway her not to buy the property even after they refused to pay us. We provide excellent customer service.

DO NOT TAKE A BUYER TO GEMCRAFT! DO NOT TRUST THEM! DO NOT TRUST THE GRINCH! I GUESS GEMCRAFTS HEARTS ARE JUST THREE TIMES TO SMALL!!

wish i would have seen this sooner....they are just as bad in Pennsylvania, contract signed in Jan '08...cash sale...9 weeks later construction not started...cant' get answers from Sales Agent or his Sale Manager... constant run around, had meeting with both and been told for 2 weeks construction would be started this week, yea right!!!   due to be out of current home june 30th.  this company has no concern for their customers...will do everything i can to stop others from building with this incompetant and unreliable company.

well her's an update...numerous additional problems continue....misleading information from Mark Amos of Gemcraft and Sales Manager Lisa Hyatt...there response... "oh you must have misunderstood" this after direct questions were asked, which they deny were ever asked... A production Manager Calvin Trimble, who could care less... when he or his sub contractors make an error the standard answer is either " its your fault" or " that's just how we do it".  He now is blantely delaying and stalling the finish date until the last possible moment ( you know scheduling issues with sub contractors).  there is not 7 days worth of work to complete in this home.   they have ruined custom cabinerty by construction adhesive backsplashes to the side of cabinets ( again.." that's how we do it") was the answer.   Please everyone do not put yourself through this with this company... the appearance of a reasonalbe price for a home is misleading.  the workmanship is bad.. walls out of plumb, there best tool is a caulk gun,  i have joints that run off level by 1/2 inch over a 30" span, stacked stone work that that is indented by 2 inches from the actual corner of the home as opposed to being straight up and down.  the home page of their website is full of non-truths.... they are very hard to work with and inflexable, they do not believe in customer service or quality.  their sales agents are not knowedgeable of their product or local ordinances  (or at least mine wasn't).  The only individual that has had any common curtisy or sence is Wendy in the settlement office.

The overall impression that you get from Gemcraft Homes Employees is that they are doing you the favor of allowing the you to have your home built by them!!!

 I  have to say my experience was different with my gemcraft Home that I am moving into. I Dealt with same people and subcontactors which treated me very good. This was the third builder I built with and by far the best experience.They built my home 20 days under the 120 I was told and very happy they took the last 2 weeks to do their finishing touches at the end for a beautiful home at settlement.

Gemcraft does suck no doubt, but they did pay our realtor the $5000 bonus.  Bought the house in Oct 07 and settled in April of 08.
