I always recommend home warranties.  If I have the seller I recommend they offer one as an incentive and if I have the buyer we ask the seller to pay for one, if they do not then I recommend my buyers purchase one. Not only does it make the buyer feel all warm and fuzzy but it saves the sellers money and repairs and saves everyone from getting all the calls after closing if something should go wrong.

I explain to them that it is much cheaper to pay the service charge then the total repair.  I also remind them to renew it at the end of the year.

The company I have had the best results with is Old Republic Home Warranty www.orhp.com  who do you use?  I would any feedback good or bad about your experience.

Here's what I tell my customer's about home warranties.

Due to the age of the installed mechanical systems in this property, I recommend that you consider purchasing a home warranty that may help with the cost of repair or replacement if it becomes necessary.  Most real estate agents can provide guidance on home warranties or you may also search the internet to locate home warranty companies. 

Ensure that you read the fine print of the warranties to ensure that they cover all of the systems you want covered. 

In addition, you need to be aware of a growing trend for home warranty companies to request a copy of the home inspection report and or repair receipts  showing that the appliance you are seeking repair on was in good working condition at the time the warranty was issued.  If the home inspection report recommends repairs and you can't show that the repairs were done prior to issuance of the warranty policy, they usually decline any coverage considering it a fraudulent claim.

I agree that home warranties are a must have.  As a recent homeowner of an older home it came in handy.  No questions asked when I requested that my hot water heater was leaking.  AHS sent out someone and he replaced the hot water heater.  He came prepared with a hot water heater in his truck.  The service call cost me $65.   Between the call to AHS and the installation of the hot water heater was less than 24 hours. 

Bill and Barb I do agree.  I am in Sioux City where there are very few new homes, many old.  Warranties are a must.  Sellers of these older homes need to realize the importance of offering the buyer a home warranty.  It gives peace of mind knowing that the ancient furnace in the basement or the 25 year old leaking hot water heater can be replaced.

Michele, Thanks for stopping by.  Although we do have a lot of newer homes here, we do have the old ones as well and a home warrant never hurts.
