So, your listing is under contract and your Buyer has sent you a North Carolina Repair Request and agreement, asking you to do some roof repairs:

"Repair nail pops in shingles."

Sounds simple enough.  I guess.  What's a  "Nail Pop?"

'Replace 3 split pipe boots."

Oka-a-ay.  Uh-h..What the heck is a "pipe boot?"

"Install kick-out flashing at rake."

Sure, whatever.  Is it just me or is this getting weird?

"Replace split cap shingle at gable."

Help!

Here are a few examples of the above items.  They are dramatic to make it easy to view them.  They are not necessarily indicative of a home that needs a new roof, but of general maintenance most asphalt shingle roofs in Wake County often require.

Roofing nail popped up through shingle See the nail in the middle of the shingle?  Nail Pop!  Nails often work out of the roof deck and cut throuogh the shingle.  These nail pops can cause leaks that rot plywood and stain ceilings.

Split pipe boot One Split Pipe Boot.  The black thingie should seal tightly around the pipe.

Flashing done wrong... First flashing should "kick out" water, and not let it behind siding.  This piece of metal may allow water behind siding and rot out the structure over time.

Split cap shingle on Gable The gable is the end of the roof with the peak.  The shingle that caps that end often splits and needs to be replaced.

Mike, I can relate.  I had quite a few of those nail pops but just recently had my first pipe boot, actually there was two of them.  I have had that kick out flashing before also but have not had the split cap shingle at gable.  That is probably coming next.

Mike - It is always a learning experience.  At least these are all pretty minor things in comparsion to the 3 chimneys that I had to have torn down for clients last year, lol.  Good luck

 That is some bad looking brick!  Is it a historic structure?  I have recently seen some very crumbly brick in 100+ year old homes in our area.

Real Estate is always a learning experience.  I still remember my first repair request.  My client flipped out but I called a friend who is a contractor and the actual cost to repair was pretty small.  Sometimes all those technical words make it sound worse than it is.
